Maintenance Coordinator

Are you organized, detail-oriented, and ready to make a real impact? We're looking for a Maintenance Coordinator to join our team! In this role, you will oversee all incoming work order requests, distribute tasks to maintenance technicians, and ensure projects are completed on time and to the highest standards. You’ll be the main point of contact between residents and the maintenance team, while also assisting with special projects and capital improvements.

What You’ll Be Doing: 

As a Maintenance Coordinator, you'll be responsible for managing work orders, coordinating special projects, and ensuring the timely completion of maintenance tasks. You’ll also assist with vendor coordination and collaborate with leadership to improve property operations. 

Your Essential Responsibilities: 

Work Orders & Follow-Up 

Answer maintenance requests and input work orders promptly  Monitor work order timelines to ensure they meet SSOP guidelines  Follow up with residents to ensure satisfaction with completed jobs 

Inventory & Vendor Coordination 

Assist with scheduling contractors for capital projects and obtaining quotes  Ensure timely delivery of supplies for scheduled projects  Coordinate with contractors to ensure timely arrival and completion 

Capital Project Assistance 

Schedule and track special projects and make-readies  Maintain a production schedule for ongoing projects and initiatives 

Collaboration with Leadership 

Work with Service Manager, Regional Manager, and Property Manager to ensure smooth operation of work orders and maintenance tasks  Assist with inspections, including fire and DCA tours, and property curb appeal initiatives 

Compliance 

Ensure adherence to federal and state Fair Housing Laws and all company policies 

 

What We’ll Expect from You: 

Qualifications 

High school diploma or GED; or 2-5 years of related experience or training  Customer service and coordination experience  Proficiency in software applications, smartphones, and reporting tools 

Skills 

Excellent communication, interpersonal, organizational, and problem-solving skills  Strong attention to detail and time management skills
