POSITION SUMMARY This is a non-exempt position that reports directly to the Administrator and is responsible for the Community building(s), grounds (excluding actual landscaping duties), equipment and utilities.
The Maintenance Director will ensure that all areas and/or functions under his/her care are maintained and in good working order and in accordance with company, state and community policies.
The Maintenance Director shall promote and maintain excellent service quality in accordance with established guidelines and assist in maintaining a positive physical and social environment for the residents. Communication with residents, residents’ families and staff shall be professional and courteous.
All duties, functions, and responsibilities are to be performed in accordance with Catawba Valley Assisted Living policy, procedure, and/or best practices as communicated through written instruction, oral guidance, training, Catawba Valley Assisted Living mission statement and the like.
RESPONSIBILITIES AND DUTIES
OPERATIONAL
· Ensure that the Community is kept clean and sanitized at all times.
· Check with RCD to determine what areas of the Community require immediate attention.
· Walk through the entire home each morning to identify and document problem areas.
· Respond to any on-going maintenance and repair issues in the Community.
· Establish and/or follow a schedule to oversee continuous maintenance and proper functioning of all systems such as HVAC, Electrical, Plumbing and Mechanical.
· Arrange for contractual professional services, in accordance with Catawba Valley Assisted Living policy, when repairs are necessary and cannot be performed in-house.
· Assure all necessary logs are maintained to track information regarding maintenance of the charge checks, MSDS sheets, fire extinguisher charge checks and fire drills.
· Coordinate with the Administrator to schedule regular Community fire drills.
· Ensure equipment and work areas are clean, safe and orderly.
· Ensure strict adherence to procedures regarding cleansers and/or other hazardous materials or objects, infection control, fire, safety and sanitation practices.
· Promptly and appropriately address any hazardous situations.
· Perform repairs of Community equipment and building improvements as appropriate
· Maintain grounds surrounding and owned by the Community including, but not limited to clean up, irrigation checks and concerns and beautification.
· Actively monitor and conduct preventative maintenance needs of the building and equipment.
· Perform maintenance duties to include, but not limited to, painting, wall damage, ceiling damage, carpentry duties, including furniture finishing and repair, handling incoming and outgoing freight, lifting and moving heavy furniture and equipment.
FINANCIAL
· Manage budget and maintain preventative maintenance program.
· Make efforts to determine the best rate for contractual services required.
· Obtain Administrator approval and at least 3 bids prior to committing to contractual professional services.
· Assist in development of annual environmental services budget.
TRAINING
· Attend all trainings as required.
· Assist Administrator and/or RCD in training areas that Administrator feels are pertinent to maintenance department guidance (ie: fire safety, alarm systems, nurse call systems, equipment operation, etc.)
RESIDENT RIGHTS
· Comply with all regulations regarding the Assisted Living Resident Bill of Rights
PHYSICAL/SENSORY REQUIREMENTS
· Walking, reaching, lifting, grasping, fine hand coordination, pushing and pulling.
· Distinguish smells, tastes and temperatures.
· Read and write at a high school level or better.
· Communicate with residents and personnel on a professional level including staying calm under stressful conditions.
· Ability to hear and respond to emergency call systems, with/or without the aid of mechanical devices.
· Must be able to bend, squat, kneel, reach and climb frequently.
· Must be able to lift at least 70lbs frequently with or without assistance, including mechanical devices.
PERSONAL APPEARANCE
· Maintain personal hygiene in a matter that is consistent with the standards outlined in Catawba Valley Assisted Living Employee Handbook.
OTHER FUNCTIONS
· Other duties and tasks as assigned by the Administrator or other designee.
· Share in responsibility to provide tours of the Community, community outreach, and community sales.
· Maintain acceptable attendance in accordance with company policy.
