Job Description
Job Title: Maintenance Dispatcher
Primary Responsibilities: The Maintenance Dispatcher is primarily responsible for daily communication with customers for inquiries or requests on Maintenance work orders.
Skills & Competencies:
High School Diploma or equivalent.
2+ years of experience in customer service-related and/or dispatch positions.
Experience in a call center environment preferred
Skilled understanding in customers situations and translating them into action
Strong written and verbal communication skills.
Ability to multi-task in a fast-paced, high-call volume work environment.
Ability to prove critical thinking and problem-solving concepts.
Ability to be courteous in difficult situations.
Intermediate knowledge of Word, Excel, and PowerPoint; advanced preferred.
Detail-oriented, with the ability to produce high-quality work in a deadline-oriented environment and an ability to multi-task.
Reliable transportation to meet scheduled work environment.
Experience adhering to a specific work schedule environment, including in-office operation, weekends, and holidays, based on business needs.
Essential Job Functions:
Review every day the work orders inputted by our tenants.
Ensure we have all the necessary information to assess the problem and dispatch accordingly.
Follow up with tenants to ensure all required information is sent to the technician or vendor to perform the job
Responsible for scheduling work orders which have been submitted by Maymont Homes tenants.
Dispatching the scheduled work request to the Maymont Homes Maintenance Technicians, and outside vendors.
Responsible for following up with the Maintenance Technicians, and vendors to ensure that scheduled task have been completed on the scheduled date & time.
Responsible for making follow-up calls with tenants after work has been completed to ensure customer satisfaction.
Establish good communication with the Maintenance Manager or Market responsible for handling the relationship with technicians or vendors.
Work with market managers to ensure all technicians and vendors follow the established procedures for corrective and preventive maintenance
Ensure understanding of customers' situations and translate them into requirements for dispatching the right employee or vendor to fulfill the job required
Always conduct yourself in a courteous and professional manner.
Other duties, as assigned by supervisor or leadership team.

Physical Requirements:
Capable of working extended hours, to include evenings, weekends, and holidays as necessary.
Able to see well enough to read faint or partially obscured writing or printing, with corrective lenses if needed.
Must be able to speak English in a clear and understandable voice so that various types of communications may be conducted with people of various levels of education and capabilities, to include the exchange and receipt of information over the telephone.
Must have finger dexterity for typing/using a keyboard.
Environmental Requirements:
Must be able to work on more than one assignment at a time with frequent interruptions, changes, and delays. Must be able to remain focused and work effectively, efficiently, and cheerfully under such circumstances.
Must be able to work effectively and cheerfully in an environment that may be stressful due to adversarial situations resulting from the proper performance of duties.
Must be able to work in the office as regularly scheduled.
