Physical Requirements:
Regularly lift up to 50 lbs., occasionally up to 75 lbs.
Ability to work in varying temperatures, heights, and noisy environments
Perform tasks requiring standing, climbing, and use of machinery/tools
Education & Experience:
High School Diploma or GED; trade school or apprenticeship preferred
3+ years of experience with mechanical, electrical, and plumbing systems in commercial settings
Requirements & Qualifications:
Electrical License and High School Diploma (or equivalent) required
4+ years as a licensed electrician in a commercial setting
HVAC certification or relevant experience
Ability to work independently and manage multiple tasks
Knowledge of OSHA, NEC, and NFC codes
Strong troubleshooting, technical, and problem-solving skills
Proficiency with web-based work order systems (e.g., Corrigo)
Valid driver’s license and satisfactory driving record
Ability to work on-call for after-hours emergencies
Essential Functions:
Perform electrical, HVAC, and plumbing maintenance and repairs
Maintain heating systems, chillers, pumps, and cooling towers
Troubleshoot and repair electrical systems, wiring, and equipment
Conduct preventive maintenance and inspections per standards and regulations
Assist with emergency response and ensure life safety systems are operational
Document activities and respond to tenant concerns promptly
Conduct regular building tours to inspect equipment, monitor performance, and identify deficiencies
Assemble, install, test, and maintain electrical wiring, equipment, appliances, and fixtures
Troubleshoot malfunctioning systems and equipment using test equipment and hand tools
Connect wires to circuit breakers, transformers, and other electrical components
Inspect electrical systems to detect hazards, defects, and ensure compliance with safety codes
Advise management on whether continued operation of equipment could be hazardous
Perform tests on electrical systems and circuits using testing devices such as ohmmeters and voltmeters
Maintain up-to-date electrician's license and ensure compliance with local regulations
Review and update SOPs for electrical equipment and systems
Assist in planning, layout, and installation of electrical systems based on job specifications and building codes
Support emergency response efforts by operating electrical systems like backup generators and fire alarms
Provide recommendations for system upgrades and improvements based on inspections
Collaborate with team members to troubleshoot complex electrical issues
Maintain accurate records of repairs, maintenance, and inspections
Stay current on industry trends, safety protocols, and emerging technologies
