Maintenance Manager

Job Summary
The Maintenance Manager is a key leadership position for the GAF New Columbia manufacturing plant. The principal areas of responsibility are to provide managerial and technical leadership to the functions of equipment reliability, maintenance planning, and scheduling, maintenance-related EH&S activities, training, computerized maintenance management systems (CMMS), and root cause failure analysis.  This role will function as a partner with the Production & Technical groups for all GAF New Columbia production lines, in support of providing world-class maintenance service and machine reliability.  A proactive leadership role is expected in the development and administration of policy and procedures regarding safety, reliability, environmental, and employee issues.

Essential Duties

Develop and maintain the plant maintenance workflow process (work identification, planning, scheduling, execution, and auditing), Track, analyze and improve maintenance KPIs. Oversee the plant’s storeroom inventory and spare parts processes, assuring critical spares are identified and strategies are in place for critical spares access, spare part kitting, and utilizing the GAF Maintenance network to identify cross plant critical spares. 

Environment, Health, and Safety

Provide direction & leadership for the plant’s overall maintenance strategy, team development, and accountability. Leads activities aimed at the improvement of proactive maintenance processes & equipment reliability. Identifies and drafts preventative and predictive maintenance proposals using sound engineering and maintenance principals in order to optimize the plant’s maintenance and equipment reliability strategies.

Conducts safety inspections of work practices & work areas. Facilitates training to identify, prevent, and correct unsafe conditions and practices. Support and facilitate the continued development of the Job Safety Analysis, Standard Operating Procedure and Lock Tag Verify databases

Ensure all applicable SOPs and JSAs are updated with all capital processes and/or equipment changes

Champion and update as needed the EHS Management Practice sections for the plant Maintenance department responsibilities as defined

Utilize the MOC (management of change) system for all facility changes that impact EH&S systems

Participate in HAZOP studies and complete assigned action items 

Partner with FM Global for annual site audit visit

Lead the PSM system (process safety management) 

Manage the down day planning, prioritization, and execution process by partnering with direct reports in the maintenance dept, Production and Process Engineering. Manage the Plant’s annual shutdown planning and execution. Utilize critical path analysis & deploy resources accordingly to ensure compliance with the asset availability schedule. 

Own the process for providing performance evaluation and feedback to hourly staff, in partnership with the Maintenance Supervisor and Maintenance Coordinator. Develop training plans for maintenance-related improvements, while fostering a positive work environment. 

Serve as a technical advisor in the identification, analysis, and elimination of common-cause downtime and scrap events (both process and equipment related). Provide root cause analysis for all electrical, instrumentation, and mechanical issues that cause extended downtimes (3+ hours) while utilizing the GAF network resources for Major Downtime (MDT) events to implement permanent corrective actions. Through the use of continuous improvement, update and sustain both short term and long term maintenance strategies to prevent re-occurrence. 

Develop & maintain the plant’s Maintenance budget and forecast. Support the facility’s 1-3 year and 3+ year Capital plan and ensure maintainability is designed into capital projects. Identify and execute capital projects aimed at the improvement of maintenance-related activities while working with project owners, and Project Engineer to drive project efficiency and completion. 

 
Under This Roof, We Require:

Bachelor degree in Engineering (Preferred Chemical, Electrical, or Mechanical Engineering)

5+ years demonstrated engineering and maintenance experience in a manufacturing environment and 3-5 years of experience in a supervisory role

Technical Knowledge, Skills and Abilities

Advanced skills in CMMS software (Maximo experience preferable) and Google applications

Advanced knowledge of manufacturing analysis tools

Advanced knowledge of Maintenance Reliability principles and concepts. 

Advanced knowledge of engineering fundamentals including machine design, rotating equipment, hydraulic, pneumatic and electrical systems, bearings, lubrication with a solid understanding of VSDs and PLCs.

Intermediate skills in AC/DC electricity and control systems (PLC’s, HMI’s, etc.)

Advanced ability to read technical documentation and drawings

Intermediate skills in process safety management (PSM)

Advanced working knowledge of project management processes and systems including critical path analysis. 

Knowledge of Allen Bradley drives and PLC’s is preferred

Knowledge of Wonder Ware is preferred


Travel Requirements: 5-10%
