Maintenance Manager
We are seeking an experienced and detail-oriented Maintenance Supervisor to lead the maintenance operations at a **Brand-NEW** Class A apartment complex. The ideal candidate will manage a team of maintenance technicians, oversee the upkeep of all property systems and structures, and ensure that the complex remains in top condition. This role requires strong leadership, technical expertise, and a commitment to providing exceptional service to residents. **Pay: $** **30.00-** **$** 40.00/hr (http://40.0.0.0/hr) **DOE** The pay listed is the hourly range or the hourly rate for this position. Performs regular inspections and reports findings with recommendations to management. **Key Responsibilities:** + **Team Leadership:** Supervise and manage the maintenance team, providing training, support, and guidance to ensure high-quality work and adherence to safety standards. + **Maintenance Operations:** Oversee daily maintenance activities, including the repair and upkeep of HVAC, plumbing, electrical systems, and other building systems. Ensure all maintenance requests are completed efficiently and to the highest standards. + **Preventive Maintenance:** Develop and implement a preventive maintenance program to minimize equipment downtime and extend the life of building systems. Schedule regular inspections and maintenance tasks to prevent issues before they arise. + **Unit Turnovers:** Coordinate the preparation of vacant units for new residents, ensuring that all repairs, cleaning, and inspections are completed in a timely manner and meet the property's high standards. + **Quality Control:** Conduct regular inspections of the property, including common areas, amenities, and individual units, to identify maintenance needs and ensure that all areas are in excellent condition. + **Budget Management:** Assist in managing the maintenance budget, including tracking expenses, controlling costs, and ensuring that all maintenance activities are conducted within budget constraints. + **Vendor Management:** Coordinate with external vendors and contractors for specialized repairs, inspections, or improvements. Ensure that all work is completed to the property's standards and within agreed timelines. + **Safety Compliance:** Ensure that all maintenance activities comply with local, state, and federal regulations, including safety standards. Promote a safe working environment for the maintenance team and residents. + **Resident Interaction:** Respond to residents' maintenance concerns in a prompt and professional manner, ensuring their satisfaction with the resolution of any issues. + **Inventory Management:** Maintain an organized inventory of maintenance supplies, tools, and equipment. Ensure that all necessary items are available and reorder supplies as needed. + **Emergency Response:** Be on call for emergency maintenance issues, ensuring that urgent problems are addressed quickly to minimize disruption to residents. **Qualifications:** + **Education:** High school diploma or equivalent required; technical certification in HVAC, plumbing, electrical, or a related field is preferred. + **Experience:** Minimum of 3-5 years of experience in maintenance, with at least 2 years in a supervisory role, preferably within a Class A apartment complex or similar high-end residential environment. + **Technical Skills:** Strong knowledge of building systems, including HVAC, plumbing, electrical, and general maintenance practices. + **Leadership:** Proven ability to lead, train, and motivate a team of maintenance professionals, ensuring high performance and adherence to safety standards. + **Communication:** Excellent communication skills, both verbal and written, with the ability to interact professionally with residents, management, and vendors. + **Problem-Solving:** Strong analytical and problem-solving skills, with the ability to troubleshoot and resolve complex maintenance issues. + **Physical Requirements:** Ability to perform physically demanding tasks, including lifting heavy objects, climbing ladders, and working in various weather conditions. **Work Environment:** + **Location:** On-site at a Brand - NEW Class A apartment complex, with work both indoors and outdoors. + **Hours:** Full-time position, with availability for on-call duties, including evenings and weekends, as needed.
