Performs regular inspections and reports findings with recommendations to management. **Key Responsibilities:** + **Team Leadership:** Supervise and manage the maintenance team, providing training, support, and guidance to ensure high-quality work and adherence to safety standards. + **Maintenance Operations:** Oversee daily maintenance activities, including the repair and upkeep of HVAC, plumbing, electrical systems, and other building systems. Ensure all maintenance requests are completed efficiently and to the highest standards. + **Preventive Maintenance:** Develop and implement a preventive maintenance program to minimize equipment downtime and extend the life of building systems. Schedule regular inspections and maintenance tasks to prevent issues before they arise. + **Unit Turnovers:** Coordinate the preparation of vacant units for new residents, ensuring that all repairs, cleaning, and inspections are completed in a timely manner and meet the property's high standards. + **Quality Control:** Conduct regular inspections of the property, including common areas, amenities, and individual units, to identify maintenance needs and ensure that all areas are in excellent condition. + **Budget Management:** Assist in managing the maintenance budget, including tracking expenses, controlling costs, and ensuring that all maintenance activities are conducted within budget constraints. + **Vendor Management:** Coordinate with external vendors and contractors for specialized repairs, inspections, or improvements. Ensure that all work is completed to the property's standards and within agreed timelines. + **Safety Compliance:** Ensure that all maintenance activities comply with local, state, and federal regulations, including safety standards. Promote a safe working environment for the maintenance team and residents. + **Resident Interaction:** Respond to residents' maintenance concerns in a prompt and professional manner, ensuring their satisfaction with the resolution of any issues. + **Inventory Management:** Maintain an organized inventory of maintenance supplies, tools, and equipment.
