\n \n Job Description

The Operations Manager will oversee and direct the day-to-day property management operations and enforcement duties of Big Bear Shores RV Resort. He/she is a working manager and will participate in the care and maintenance of all HOA amenities. He/she will ensure a positive atmosphere and responsive customer service which results in satisfied owners and guests.

\n Requirements

Essential Duties and Responsibilities

\n\nAdministers all operational aspects and fiscal responsibility of staff operations, including oversight of staff, schedule, and assignments.\nProvides day to day point of contact for owners and resort guests.\nEnsures owners and guests receive a high level of service consistent with the customer service philosophy of Big Bear Shores HOA.\nHandles and resolves owner’s and guest’s complaints within the guidelines of the Big Bear Shores HOA employee code of conduct to mitigate liability for the HOA.\nEnforces Big Bear Shores HOA rules and regulations using gentle friendly reminder actions, deferring serious discipline actions involving renters to the Sales and Rental Office, unless a true emergency exists or the Sales and Rental Office is non-responsive, followed by documentation of the event and actions taken and emailed to the Community Manager to mitigate liability for the HOA.\nAdapts staff schedules to business volume.\nConducts a weekly staff meeting to ensure effective use of, and communication with, all personnel and resources.\nReviews operating schedules on a weekly basis to optimize productivity and customer service.\nConducts daily property walk. Identifies items needing attention. Reports to appropriate person for correction. Follows up to confirm corrections have been made.\nManages facilities maintenance and projects in all common areas. Including coordination of HOA vendors and inspection of work when completed. Orders all materials and supplies from preferred vendors/sources.\nServes as the liaison with the Big Bear Shores Sales and Rental Office for day-to-day operations involving owners, renter, and guests.\nCollaborates with the Board liaison and Community Manager to quickly and effectively address issues which would adversely affect the operation of the resort or owner’s and guest’s satisfactions.\nProvides data to Board liaison and Community Manager to assist with capital expenditure requests.\nMaintains positive owner, guest, and vendor relationships by communicating with humility and respect.\nObserves strict compliance with the Big Bear Shores HOA Code of Conduct for staff, at all times to ensure confidentiality of events and incidents which occur at Big Bear Shores, promote a safe environment and a positive perception by all owners.\nIssue RFID tags, cards, clubhouse keys according to gate access policy. Appointments for these services are scheduled through management company.\nReview video surveillance camera footage when necessary.\nCoordinate annual semi-annual, and unannounced county and state required inspections.\nOversee pool and spa, vendor and weekly services, weekly cleaning vendor and services weekly landscaping vendor and services.\n\n

Education and Experience

\n\nHigh School Diploma or GED Required\nBachelor's Degree Preferred\n7 - 10 years of directly related or closely related experience\n3 - 5 years of Management and/or Supervisory experience\n0 - 3 years of Community Association experience\n\n
