**About this role**
The **Maintenance Manager - Engineering Services** leads the CHVAC chiller lab maintenance and facilities team in **Charlotte, NC** , and manages a small team of technicians supporting lab operations. This mission critical role involves leading project efforts to maximize test lab utilization and eliminate lab downtime.
The **Maintenance Manager -** **Engineering Services** will develop and sustain preventative and corrective maintenance activities for the **Charlotte Chiller test laboratories** . Acting as the primary point of contact for all lab facility operations, the **Maintenance Manager -** **Engineering Services** ensures to provide quick responses to minimize and eliminate downtime. Effective communication with the lab team, engineering management, and third-party providers is crucial. The role spans across our three laboratories and includes the management of electric, hydronic, and control systems supporting commercial chiller testing, such as pumps, boilers, chillers, modulating valves, variable frequency drives, industrial starters, transformers, switchgears, refrigerant equipment, Allen Bradley PLC systems etc.

**Key Responsibilities**
+ Oversee daily duties of lab maintenance staff and perform preventive and emergency corrective maintenance
+ Evaluate and enter all laboratory support equipment into the E-maintenance PM tracking system
+ Identify and classify each piece of support equipment for criticality and redundancy
+ Establish reaction plans for equipment failures, including redundancy/backup, in-house spares, or off-site spares
+ Build relationships with outside providers for emergency and general maintenance, negotiating quick response contracts or bank hours
+ Manage and track the maintenance budget
+ Informative communication with management, outside providers, and lab employees regarding the impact on testing operations and mitigation efforts
+ Ensure equipment safety compliance, including hazard analysis, guarding, and LO/TO (Lockout/Tagout)
+ Working knowledge of electrical work, including 460-3-60 machinery and medium voltage industrial power supplies in order to guide team members
+ Operate, inspect, and maintain test setups and equipment to detect malfunctions
**Basic Qualifications**
+ Associate’s degree or Trade Certification with High School Diploma/GED
+ 1+ years of experience with hand/pneumatic tools, complex measuring equipment, and precision measuring instruments
+ 3+ years of experience performing operation or maintenance of commercial, industrial, or military machinery, including HVAC, VFDs, pumps, cooling towers, electrical switchgears, and/or motor control centers
+ 1+ years of experience in managing a maintenance team

+ Mechanical, electrical, and troubleshooting background
+ Mechanically inclined
+ EPA Refrigerant handling certification
+ Ability to read and interpret complex drawings, schematics, and blueprints
