General Description:
Performs general maintenance and preventative maintenance duties required to repair and maintain various types of college property and equipment. Primarily utilized for general and preventive maintenance, emergency repairs to assure continuance of the Facilities Operations and to allow for flexibility and versatility of the department.
Characteristics, Duties and Responsibilities:
• Under direction, installs equipment, repairs and maintains the ,upkeep of campus buildings, plumbing facilities including fixture, pipelines, sewer traps using a variety of testing devices and tools requiring a skill level and responsibility characteristic of a lower level mechanic.
• Assists in routine maintenance utilizing building trades including, but not limited to, electrical, roofing, carpentry, plumbing, HVAC , glazing, locksmithing, masonry, painting, and landscaping of all College owned or operated facilities.
• Detects faulty operation of equipment and reports questionable conditions to Facilities Site Lead.
• Performs general construction tasks such as new work, remodeling, repairing, existing building or subdivision thereof, modifying walls, doors, modular partitions, ceiling, etc. May require the use of a power hand tool and ladders.
• Operates heavy equipment and repairs same for the purpose of weed and grass control, snow removal, landscaping, grading, and trenching.
• Operates computerized HVAC management system. Troubleshoots, diagnoses and solves problems with system. Communicates with equipment manufacturers as required in order to maintain system integrity.
• Operates the HVAC systems, boilers and related building system equipment manually if computerized system fails.
• Operates various hand tools and equipment used in various trades in performing minor repairs.
• Must inspect lights, door entrances, rest rooms, classrooms, offices, and corridors. Reports any problems back to the Facilities Site Lead and/or Facilities Office of any building/grounds conditions requiring immediate action.
• May operate vehicles for the transportation of employees and materials.
• Assembles equipment/furniture using simple hand tools.
• Performs general clean-up work in and outdoors using hand and power tools.
• Operates and maintains all grounds keeping, hand and power tools.
• Keeps worksite clear, free of debris, and maintains safe conditions at all times in maintenance workshop and campus-wide.
• Performs other related duties as assigned.
Education Requirements:
• High School diploma or GED certification required.
• Trade School or vocational educational preferred.
Experience:
• Minimum of three (3) years’ experience in building trades.
• General experience in the construction trades of carpentry, plumbing, electrical, HVAC or automotive repair preferred.
Competencies and Skills Required:
• Minimum of three (3) years’ experience in building trades.
• General experience in the construction trades of carpentry, plumbing, electrical, HVAC or automotive repair preferred.
Physical Demands and Work Environment:
• This position’s duties are normally performed in a typical interior/residence work environment, based on the activity scheduled.
• Works inside and outside and is dirty and greasy. May work outside in inclement weather and may be exposed to extreme temperatures.
• Exposed to dirt and disagreeable odors, and possible skin irritations from cleaning chemicals and solutions. Occasional exposure to the possibility of cuts, scrapes, bruises, and infections.
• Physical effort required. Frequently handles, lifts, carries, and sets up tools, parts and equipment weighing up to 50 lbs.
• May be required to work from ladders and scaffolds and where items worked on are in hard to reach places. Care is required when working from ladders or lifting heavy equipment to prevent injury.
• Standing, stooping, and bending.
• Some travel required.
