Maintenance Mechanic - Full Time
**Employment Type:** Full time **Shift:** Evening Shift **Description:** Maintains medical center facilities by performing general maintenance and repair tasks that require general knowledge, but not proficiency, in carpentry, painting, roofing, heating and ventilation, lighting, plumbing, electrical, furniture and equipment repair. The function of a maintenance mechanics is to perform a large number of various building maintenance tasks that can usually be accomplished in 30 minutes or less. Tasks of longer duration or those requiring special skill or proficiency are generally referred to a specific maintenance trade. + FACILITY REPAIR: Assisting another worker by providing a variety of duties to provide timely and proper response to assigned service calls and work orders to maintain a safe and efficient environment. Typical tasks include but are not limited to: Furnishing, fetching or holding tools, materials or supplies to assist another worker. Cleaning work areas, machines and equipment. Move/deliver furniture and equipment. Replacing light bulbs. Caulking and insulating. Preparing surfaces for painting, varnishing or applying similar coatings by cleaning, sanding, stripping, chipping, etc. Properly sealing pipe, conduit and duct penetrations in fire and smoke partitions. Installing, replacing suspended ceiling tile. Assembling or repairing modular furniture, desks, file cabinets, etc. Cleaning fan coil units, ACUs, fin tubes, vents etc. Using hand tools in the performance of job duties. + FACILITIES INSPECTION: Inspects assigned building spaces to identify and correct general maintenance deficiencies that are within the employee’s capabilities and reports those that are not to prevent facility deficiencies from adversely impacting building occupants. Typical tasks include, but are not limited to: Conducting regular inspections of assigned spaces. Submitting timely and accurate inspection reports to supervisor e.g. lighting, leaks, exit lights, general appearance, heating, cooling and ventilation paying close attention to public waiting areas, lobbies and restrooms. Managing backlog within capabilities and appropriate priorities. Prepare written reports, logs entries, or other documentation in accordance with established procedures. + CUSTOMER SUPPORT: Assists building tenants in resolving problems related to facility conditions. Typical tasks include, but are not limited to: Maintaining and regularly reviewing unit clipboard/trouble log with tenants. Monitoring customer satisfaction regularly. Monitoring and reporting contractor activity which is adversely impacting area tenants. + SAFETY AND DISASTER RESPONSE: Executes assigned tasks consistent with all applicable safety procedures to minimize risk to self and associates. Provides timely and proper disaster response support e.g. storm damage, etc. Typical task include, but are not limited to: Knowing and complying with LUMC safety policies and procedures. Reporting injuries or accidental exposure to supervisor. Participating in assigned training e.g. CPR, first aid, respirator, general infection control precautions, etc. Regularly reviewing safety procedures associated with assigned tasks and requesting training as needed. Reporting safety observed deficiencies to supervisor and/or safety facilitator according to established procedures and standards. Responding to fire alarms and other disaster drills or actual incidents according to established procedures and standards. + ORGANIZATIONAL SUPPORT: Assisting with other trade/maintenance tasks as directed by the supervisor. Training and assisting other members of the maintenance staff as required or as directed by the supervisor. Complying with department standards for attendance, appearance, and general rules of conduct.
