Maintenance Mechanic Lead

General Summary

Oversees the performance of scheduled maintenance to all mechanical Real Property Installed Equipment (RPIE) and provides professional “on-the-job training” of those assigned to the mechanical work center, the cleanliness of all assigned spaces and performs other duties as assigned according to personal qualifications.

 Essential Duties and Responsibilities

Makes job assignments, researches and requisitions all materials, prepares all necessary documents and reports, schedule work of all those in the mechanical work center and performs quality assurance inspections through job site visits. Work involves most of the following: Installing, modifying or repairing any of a variety of mechanical equipment such as pumps, air compressors, valves, sanitary system components and heat exchangers. Working from blueprints, drawings, layouts, or other specifications; locating and diagnosing trouble in the mechanical systems or equipment, using a variety of hand tools, measuring and testing instruments. Assists in the supervision and the performance of all phases of facility maintenance, installations, repairs and modifications to the structural, electrical, mechanical, water supply, steam, drain, pneumatic, HVAC systems, and it’s associated equipment and hardware. Knowledgeable in all piping supply, drain systems, pneumatic and medical gas systems. Has general knowledge of electrical requirements and electronic control functions. Maintains forms and records and assures proper use of all assigned shop equipment. Manages all the necessary documentation of work performed by subordinates assigned in the computerized maintenance management system (CMMS).  Coordinates work and inspections with facility management and building occupants. Maintains building files, drawings and maintenance records as required.  Knowledge, Experience and Skill Requirements Excellent oral and written communication skills Possess a broad knowledge of facility operations and maintenance Experience with a Facility Computerized Maintenance Management System software (CMMS) highly desired.

Work Environment

Must be able to lift 50 lbs., squat, bend, stoop and kneel for short periods, climb a ladder, stand for long periods of time, constant arm extensions. Occasional exposure to elements such as heat, cold, noise, dust, dirt, chemicals, but non to the point of being disagreeable. May involve minor safety hazards where likely result would be cuts, bruises, etc. Must be able to pass a local background check and have the ability to obtain and maintain NAC/LAC clearance after hire.
