Resident Relations: Serve as the primary point of contact for residents, handling inquiries, requests, and concerns with a high level of professionalism and efficiency. Maintenance and Upkeep: Coordinate and supervise maintenance, repairs, and cleaning services to maintain the property’s pristine condition and appearance. Vendor and Contract Management: Manage relationships with vendors and oversee procurement processes to ensure quality service delivery and cost-effectiveness. Community Standards: Enforce community policies and regulations to create a safe, secure, and harmonious living environment. Property Inspections: Conduct regular property inspections to identify maintenance needs, safety hazards, and areas for improvement. Collaboration: Work closely with property management and leasing teams to support leasing efforts and boost resident retention. Record Keeping: Maintain accurate records, including maintenance logs, incident reports, and resident communications. Staff Supervision: Team Leadership: Direct and supervise maintenance staff, ensuring effective team performance and development. Personnel Decisions: Make recommendations on hiring, terminations, disciplinary actions, promotions, and rewards in compliance with Equal Employment Opportunity requirements and company policies. Fair Housing Compliance: Ensure adherence to Fair Housing practices as per company policy and regular training. Building Operations: Maintenance Oversight: Oversee all maintenance and repairs to ensure timely and effective resolution of issues, with staff available to respond to emergencies around the clock. Maintenance of Common Areas: Cleanliness and Order: Ensure all common areas, including laundry rooms, hallways, offices, and grounds, are kept clean and orderly, coordinating routine janitorial tasks. Purchasing and Contracts: Purchase Order Management: Follow established purchase order procedures in coordination with the district/regional office. External Services: Solicit, review, and recommend third-party contracts as directed by the District Manager. Guest Authorization Protocol: Compliance and Security: Ensure concierge staff follows established procedures for guest and key authorizations using the Yardi system. Compensation: Salary: $100,000 - $110,000, plus a discretionary bonus. On-Site Accommodation: Includes a spacious 2-bedroom, 2-bathroom residence. Experience in luxury rentals or high-end residential properties is preferred. Technical Skills: Strong knowledge of HVAC, plumbing, electrical, carpentry, and general maintenance. Ability to troubleshoot and fix maintenance issues. Leadership: Experience leading a team of maintenance staff. Ability to train and motivate team members. Customer Service: Strong communication and customer service skills. Ability to interact professionally with residents and staff. Organizational Skills: Good organizational and time management skills. Ability to manage multiple tasks and prioritize work effectively. Compliance and Safety: Knowledge of safety regulations and building codes. Commitment to safety and compliance standards. Problem Solving: Strong problem-solving skills, especially in emergencies. Certifications: Technical certifications (e.g., HVAC, plumbing, electrical) preferred. OSHA or other safety training is a plus. Physical Requirements: Ability to lift heavy equipment, climb ladders, and perform physical tasks. Availability to be on-call for emergencies.
