Responsibilities Position Purpose: The Maintenance Specialist performs a variety of duties of skilled/semi-skilled nature which support the facilities preventive and restorative maintenance management programs, utility management program and safety program while supporting the continuous operation of other hospital departments. Qualifications: Skills, Knowledge and Abilities General maintenance knowledge and skills demonstrated in previous Experience. Education: High School Diploma or equivalent preferred. Licensure: None required Physical * Must be able to meet the basic health requirements of the hospital Requirements without restrictions * Must possess physical stamina to shift, lift and move equipment and supplies. * Position requires dexterity, good vision, ability to walk, stoop and bend. * Must be able to lift 35 pounds without assistance. * Weights above 35 pounds are to be done with assistance. Qualifications The Maintenance Specialist shall perform assigned tasks which support the preventive and restorative maintenance programs for a variety of facility systems, fixed and portable equipment used in resident care or which is electrically powered. Unit of measure: • Completes preventive maintenance checks on designated equipment within specified time frame. • Makes necessary repairs and adjustments as requested or required. Documents activities and outcome results. Other duties as required. The Maintenance Specialist shall perform assigned tasks which support programs related to utilities management. Unit of measure: • Performs scheduled visual general inspection, checks and tests on HVAC, water, waste water treatment, fire protection systems and emergency generator system. • Makes necessary repairs, adjustments and solicits contractor assistance as necessary. • Documents activities and outcome results. The Maintenance Specialist shall perform assigned tasks related to fleet maintenance. Unit of measure: • Performs daily readiness procedures – gas, fluids, tire checks, etc., inspections and reviewing primary driver feedback. • Makes minor repairs and arranges for scheduled maintenance and repairs. • Documents activities and outcome results. The Maintenance Specialist performs duties related to maintenance of building and grounds. Unit of Measure: • Completes procedures related to landscape maintenance such as mowing, weeding, trimming and leaf removal, swimming pool testing (if a pool is on site) and maintenance and other routine buildings and grounds upkeep. • Makes necessary repairs, adjustments or arrangements for outside assistance. • Documents activities and record outcome results. The Maintenance Specialist performs duties assigned to complete work orders for repair needs and responds to physical assistance needs of any department to ensure continuity of service. Unit of measure: • Responds to emergency calls and renders appropriate assistance. • Observes work order priorities. • Maintains departmental equipment in an orderly fashion, ensuring pieces are in good repair. • Completes information required on all work orders and utilizes work logs according to department procedures. The Maintenance Specialist shall reflect behavior, attitude and appearance appropriate to the position and in support of facility and departmental philosophy, goals and objectives. Unit of measure: • Knows and adheres to facility and departmental policies and decisions. • Promotes harmonious relationships by dealing courteously with coworkers, staff and customer satisfaction. • Is adaptable and cooperates with changes in assignments, procedures and personnel. • Acknowledges errors promptly and notifies appropriate person so correction can be made if necessary. • Adheres to departmental dress code; practices good safety habits and maintains awareness of potential impact work has on resident care. • Uses good judgement and problem solving skills to render cost-effective services.
