\nHow Our Employees Make an Impact?
\nThe maintenance representative is responsible for preventive, responsive, emergency and routine maintenance throughout properties managed primarily in the New Haven County region. Travel to surrounding towns may also be required. Prior property maintenance experience is preferred but not required. Individuals should be able to work independently as well as in a group setting.Applicants are expected to maintain their own set of hand tools and reliable truck or van.
\nOur Maintenance Technicians play a crucial role in enhancing the quality of life for our residents and the value of their properties by:
\n\nOverall maintenance of properties. Routine services include but are not limited to, painting, sheet rock repair, cleaning, siding repair, light masonry work, gutter cleaning, light bulb replacements and general carpentry.\nEnsure all maintenance requests are handled in an efficient and professionalmanner. Provide prompt response to work orders via Smart Phone (provided by employer) email and other applications.\nBe willing to work with office to discuss any questions and concerns regarding work
orders and to request additional help when needed (from another maintenance representative or third party vendor).\nMake arrangements/appointments with Unit Owners for unit access as needed per
various work orders.\nMeet with and oversee third party vendors as needed.\nRespond to and handle emergency situations after hours (when on call).\nPurchase supplies (with company card) when necessary using own vehicle. Arrange for delivery of supplies when necessary. Provide paid receipts with work order detail
to office regularly. Maintain own records of same in the event that a purchase is questioned.\nMaintain Maintenance Logs of work completed daily. Provide management with descriptions of work performed daily and track hours worked in accordance with
company requirements.\nBe available to staff via email and phone during business hours.\nReliable personal automobile (fully insured) and basic tools required.\nLicense and/or Certification Required: Valid CT Driver's License and automobile
insurance policy\n\n Requirements\nMust be able to communicate effectively with internal and external customers and clients\nKnowledge of general maintenance requirements, (documentation, safety, required reporting, regulations, etc.)\nKnowledge of electrical and plumbing codes and maintenance requirements, (documentation, safety, required reporting, regulations, etc.)\nKnowledge of OSHA worksite and personal safety requirements.\nKnowledge of State or local governmental safety requirements.\nMay be required to provide own basic tools (power drill, power saw, screwdrivers, level, hammer, etc.)\nAbility to safely operate, climb and perform work on ladders (1-2 stories) – 24-28ft.\nAbility to operate smartphone & email (day-to-day operations, basic communication/monthly expense reports)\nMust be able to lift and carry up to 20 pounds on a frequent basis.\n1 year of directly related or closely related experience\n
