The Bartlett Tree Research Laboratory (Charlotte, NC) is hiring a Maintenance Supervisor! This position performs the full scope of on-site buildings and grounds maintenance services. 

Responsibilities PRIMARY DUTIES Performs daily, weekly, and monthly building and systems checks on all buildings, including the conference center, lab, maintenance building, cottage, and intern houseCoordinates building cleaning schedules for interior and exterior of each building as neededManages trash and recycle pick-ups with waste management servicesManages and schedules pest control servicesPerforms troubleshooting and basic repairs for electrical, plumbing, lighting, painting, and caulking Coordinates getting 3 estimates for repairs that need to be out sourcedSchedules septic system servicesHelps oversee maintenance and inspections of HVAC systems, including air filters and drain pansHelps oversee maintenance and inspections of fire suppression and safety system, including fire pump station, smoke alarms, fire extinguishers, exit signs, emergency lighting, and carbon monoxide detectorsRoutinely checks interior and exterior lighting fixtures and replaces bulbs as necessaryCoordinates with diagnostic clinic cleaning of soil traps Maintains heating and cooling systems in greenhouse and propagation house, including greasing and adjusting gears and levers for roof and side ventilation Monitors and repairs drainage / runoff issues around buildingsEnsures compliance with necessary code enforcement agencies   Oversees operations and controls of irrigation systemAdjust programming and timing of irrigation zones according Horticulturalist recommendations of plant needsPerforms routine spot checks to ensure each zone is properly functioning as to flow rate, timing, and coverageReplaces, adjusts, and repairs irrigation heads Responsible for any repairs necessary to maintain irrigation system, including plumbing and electricalPerforms general maintenance and winterization of pumps and wells Maintains an inventory of parts and supplies as well as all tools and equipment needed for the irrigation systemManages and conserves water resourcesCoordinates with researchers and technicians on irrigation needs for research plotsInstalls and monitors tensiometers as neededHelps manage and record temperature and precipitation data from various stationsConnects and manages irrigation controls with weather station inputManages and inspects irrigation needs in nurseries and greenhousesMaintains a backup well for irrigation systemManages pressure washing and cleaning of vinyl fencingRegularly checks and coordinates repairs of vinyl, livestock, and parameter fencing as neededHelps coordinate maintenance and repairs to gravel / tar and chip roadsUnderstands how to program gate opening / closing schedulesMaintenance and repairs of all gate components, including chains, hinges, latches and locking mechanismsGeneral upkeep of pole barn and siloProvides instruction and support to maintenance crews when needed on projectsPerforms regular maintenance and repairs to tractors and equipment    MISCELLANEOUS DUTIES Responsible for carrying out other duties as assigned by the crew leader or designated supervisor or local managerThis job description represents an overview of what is considered the essential functions required for the position.
