Job Summary: The Maintenance Technician is responsible for ensuring that the physical aspects of the senior community meet the company’s established standards for safety, appearance, and operational efficiency. This includes performing repairs, troubleshooting systems, and maintaining the overall condition of the property.
Key Responsibilities:
Maintenance and Repairs:
Perform routine and preventive maintenance on building systems, including HVAC, plumbing, electrical, and mechanical systems.
Repair and replace defective parts in units and common areas.
Ensure timely completion of work orders and service requests.
Inspections:
Conduct regular inspections of the property to identify and address maintenance issues.
Ensure compliance with safety regulations and company policies.
Emergency Response:
Respond promptly to emergency maintenance calls and situations.
Be available for on-call duty as needed, including evenings and weekends.
Team Leadership:
Supervise and mentor junior maintenance staff.
Assist in training new maintenance personnel.
Vendor Coordination:
Coordinate with outside contractors and vendors for specialized repairs and maintenance.
Ensure that all work performed by external vendors meets company standards.
Inventory Management:
Maintain an inventory of tools, equipment, and supplies.
Order necessary materials and ensure proper storage and organization.
Documentation:
Keep accurate records of maintenance activities, including work orders, inspections, and inventory logs.
Provide regular reports to the Property Manager on maintenance issues and activities.
Qualifications:
High school diploma or equivalent; technical training or certification in a related field is preferred.
Minimum of 5 years of experience in apartment maintenance or a similar role.
Strong knowledge of HVAC, plumbing, electrical, and general building maintenance.
Excellent troubleshooting and problem-solving skills.
Ability to work independently and as part of a team.
Strong communication and interpersonal skills.
Ability to lift heavy objects and work in various physical environments.
Valid driver’s license and reliable transportation.
Physical Requirements:
Ability to lift and carry up to 50 pounds.
Ability to climb ladders and work at heights.
Ability to work in various weather conditions.
Work Schedule:
Full-time position with regular working hours.
On-call availability for emergencies.
