Pay Rate: $25 - 29/HRShift: Tues - Sat. 2:00pm - 10:30pm
Maintenance Technician II will be responsible for the general facility maintenance needs at the facility and perform general maintenance of equipment as required. They will be able to deal with a wide range of general services. They must be professional, exhibit an ownership attitude while providing excellent customer service and communicating with skill.
Job Responsibilities: Abides by all safety guidelines including OSHA regulations, lock-out/tag-out, etc. Competently maintains, troubleshoots, and performs substantial equipment repairs. Works independently and as part of the facilities maintenance team to:Repair Walls, Floors, Doors, and any painting and touch-up work for the beautification of the facility.Repair and unclog toilets and urinals, replace and maintain valve assemblies, and repair/maintain sensors for automatic flush kits, as well as all other plumbing related to the facility. Responsible for the operation, maintenance, and repair of air handling equipment at this facility, such as vent fans and circulation fans.Preforms preventative maintenance, including the diagnosis of malfunctioning apparatus and/or systems, such as general repairs, minor plumbing, carpentry and electrical needs such as light, receptacles, ballast and controls, HVAC equipment.Monitors the building automation computer system to ensure equipment is running and the building temperature conditions are in range.Communicate effectively with coworkers and customer staff, assuring that all aspects of a work request are understood. This includes ensuring the customer is adequately informed about work status and expected completion dates. May manage maintenance projects, including complex equipment repair, communicating effectively with Site Lead and coordinating with Sub-Contractors of facilities services. Other duties may be assigned as deemed necessary by the Site Manager.
Basic Hiring Criteria:A high school diploma (or equivalent) is required, and preference is given to those with some undergraduate business or trade school training. 4 years experience Maintenance Technician experience Valid driver's license Ability to interpret a variety of instructions furnished in written, oral, diagram, or graphic form. Key elements include the ability to interpret safety rules, operating and maintenance instructions, and procedure manuals.Ability to write routine reports and correspondence. Must be able to send/receive emails and manage an email box. Must be able to operate the work order system and maintenance-specific software such as Building Automation.Ability to speak effectively before groups of customers and/or employees. Ability to use hand and small/large power tools Able to disassemble/reassemble fixtures, fans, pumps, and HVAC equipment and other building-related equipment Able to demonstrate general plumbing, electrical, and carpentry skills.Able to demonstrate an understanding of building systems and operations, including HVAC, plumbing, electrical, Life Safety Systems, and building envelope.Able to competently operate a forklift, scissor lift, and aerial liftAbility to operate a personal computer, cell phone, and/or electronic tabletAble to function with dynamic priorities, adapting to changing customer expectations and completing work requests efficiently with high-quality standards. This may include taking the initiative to productively manage unexpected downtime and remaining productive while contributing to high-quality results.May need to support non-customary schedules and weekend workAbility to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
