Job Description:

About the role:

Responsible for managing the end-to-end leasing process for the Sun Life Canadian Financial Centre portfolio. Assist with the proactive development of site strategies and manage critical dates in collaboration with an external brokerage service provider.

What will you do?

Lead critical date management for the Financial Center (FC) portfolio and participate in strategy analysis and development related to moves, renewals, consolidations, and terminations across the Financial Centre portfolio; 50% + of workloadWork closely with our North American Brokers and Account Lead on all end-to-end lease documentationLiaise with project, operations, security and sustainability teams to gather input into the leasing processWork with legal department on all documentation, lease review, subleases, surrenders, estoppel certificates, finalizing paperwork for executionObtain business unit and executive approval of transactions and ensure documentation is accurately stored in appropriate toolsProvide ad hoc real estate support and market intelligence to business partners and CRE team, as requiredPrepare excel and analysis for NPV and NER calculations, savings and scenario buildingWrite business cases for office renewals/relocations; work with the business unit to achieve their objectives regarding timing and office location, cost etc.Proactively identify leasing gaps or existing process improvements and propose recommended solutions, work with appropriate business groups as necessary and document processesFacilitate weekly transaction calls, provide monthly reporting on leasing statusEscalate operational and leasing questions from CRE and Financial Centres to property managers and landlords

What do you need to succeed?

6 - 10 years of experience or an equivalent combination of education and experience in a corporate real estate leasing/transaction and strategy areaSolid understanding of core project management principles; ability to create and manage schedules and key milestones within the strategy and lease negotiation stages, comfortable working with multiple stakeholders and managing expectations, experience identifying and communicating leasing risks and mitigation effortsMinimum 5 to 8 years of experience developing leasing strategies based on critical lease dates, stakeholder inputs and market trends; ability to clearly communicate recommendations and next stepsThorough understanding of lease documentation and the transaction processStrong negotiation and conflict resolution skills; comfort liaising with property managers and landlords to bring issues through to resolutionSkill set to effectively communicate with business partners, internal stakeholders, outsourced providers, peers and management; interaction normally requires the ability to gain the cooperation of others; frequent collaboration and ability to explain positions in simplified termsComfort in creating quick, targeted analysis and presentation, as neededBachelor’s Degree in a related field.Masters of Corporate Real Estate (MCR) or PMP considered a strong assetPassion for real estate transactions, curiosity, drive, and being independent and self-starting required

Unique Requirements (Specialized Knowledge):

Lease transaction process, including a complete understanding of legal documentation (RFP, offer to lease, sublease, lease termination or surrender, lease agreement etc)Strong competency in financial aspects of real estate leasing; strength in NPV analysis and net effective rent concepts; understanding of accounting implications in leasing including write offs, depreciation effectsAbility to work independently on leasing deals and progress through multi-step transaction processAbility to read and interpret floor plans and working drawings. Understanding of construction timelines and impact on leasingStrong working knowledge of Excel, PowerPoint and Word for analysis and presentation work productWorking knowledge of corporate real estate tools; Ariba, DocuSign, Service Now and Co-Star

The Base Pay range is for the primary location for which the job is posted. It may vary depending on the work location of the successful candidate or other factors. In addition to Base Pay, eligible Sun Life employees participate in various incentive plans, payment under which is discretionary and subject to individual and company performance. Certain sales focused roles have sales incentive plans based on individual or group sales results.
