The Role
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Additionally, the requirements listed below are representative of knowledge, skills and or ability required.
Undergraduate Degree in Accounting from an accredited business school.CPA designation is desired.4-5 years accounting experience in financial statement preparation and review preferred.Previous supervisory experience desired.Real Estate background desired.Possess a strong customer service focus.Excellent communication skills (both verbal and written).Strong working knowledge of Excel and Word. Experience with pivot tables and lookup or sumif formulas highly desired.Superior time management and organizational skills.Is able to effectively train and review work completed by staff.Ability to work under pressure.Is able to work well with accounting team, property management team, on-site associates and other departments including upper management.Possess strong analytical skills.Strong sense of teamwork and work ethic demonstrated.Willing to work on a flexible schedule (some overtime required).Duties & Tasks
Coach and mentor a team of accountants at various levels.Monitor the monthly & mid-month timeline to ensure all assignments are completed by the deadline.Review staff’s analytics and variance explanations for revenue, expense and balance sheet accounts.Review monthly comments by bucket to explain material budget or prior month variances.Manage the Fixed Asset system, capitalization policies, depreciation calculations and analytics.Oversee all Debt payments, accruals, lender reporting, analytics and document compliance.Manage utilities including accruals, payments, and analytics.Possess detailed understanding of all financial transactions, systems, and related industry terms.Analyze account activity, balances and variances.Review agreements and contracts to ensure compliance in reporting and payment obligations.Review intercompany balances.Effectively use the Workday ERP to prepare and analyze financial statements, transactions, and account activity. Develop an expertise in other systems including various Utility websites, Serengeti, Sales Force and MRI property management.Evaluate, develop and document accounting procedures, policies and controls.Assist with internal or external audits as assigned.Evaluate and implement process improvements and efficiencies.How AvalonBay Supports You
