Role & Responsibilities:
Inspect and monitor the functions of building facilities including lifts, air conditioning, fire services, water supply, electricity supply and building work. Monitor the process of Report and follow up of request & complaints from occupants to management office.Report to CLIENT Management in the event of any major/minor breakdown immediately which would adversely impact CLIENT Management’s business operationsInspect and monitor the function of Township including HVAC, fan coil units, electrical, cable, Civil, plumbing, water supply, sewage, interior design work & lighting etc.To set and monitor process to liaise with contractor for any malfunctions detected. Ensure proper Follow up and completion on rectification works/pending requests and report to CLIENT Management as per SLA by PM team.Advise CLIENT from time to time on performance of the equipment’s and help to take repair/purchase decisionsTo ensure that the process of proper cleaning is followed and monitored by APM / Executive.To ensure a clean, health & hygienic working environment.Establish proactive maintenance principles by adopting planned maintenance activities by in-house and vendors’ technical teamEstablish schedules and frequency for housekeeping and landscape for daily, weekly, bi-monthly, monthly activitiesImplement timely AMC renewals and implement maintenance schedule (PPM) to improve life of equipment and servicesMentor and guide team to deliver company’s vision and services as per the agreement with clientProvide impeccable guest experience for public areas including lobby, club house and common areas by implementing best hospitality and housekeeping standardsMonitor vendor’s planned activities and identify gaps if any for the purpose of making sure all services are working without any downtimeResponsible for Vendor Management, quotation, negotiations & Invoicing in line with statutory compliance checksEstablish daily, weekly and monthly goals for departments and monitor the resultsTo liaise with vendors on contract renewal.To formulate, implement and monitor the inventory control process and ensure supplies are at maintained at preapproved level.Budget vs actual expenses for the monthEnsuring Accident Log is kept up to date reporting EH&S statistics and incidents in Monthly ReportEnsure attendance records are sent to C&W head office on time every month.Implement company’s SOP and best practices for service delivery for all functions including club, housekeeping, engineering, landscape, security, safety, waste management etc.Reporting:
You will be working with our operations team and reporting to the Senior Operations Manager.
Qualifications
Bachelor's degree in Mechanical/Electrical Engineering or any related courseExcellent written and verbal communication skills.Strong organizational and analytical skills.Experience
Minimum 10+ years of experience
