The Manager of Property Management is responsible for direct management of an assigned portfolio of medical office buildings. This role includes oversight of operational procedures, including property management, maintenance, client, and tenant relations, supporting the leasing team, accounts payable collections, annual budgeting, risk management, and financial reporting. The Property Manager identifies customer needs, anticipates customer expectations, and strives to deliver superior real estate solutions and expertise. This position served in a leader role providing coaching, mentoring, training, and daily oversight of tasks for assigned property management team. This position is located at Parkwood West - Indianapolis, IN. Responsibilities Provides leadership and guidance to ensure strategic initiatives and processes implemented support assigned region campus and ministry-level leadership business objectives. Manages, in collaboration with other internal teams, the acquisition and disposition process of properties for assigned region. Manages, in collaboration with other internal teams, the Accounts Receivable/Payable process to ensure rent-collection and vendor payment(s) are timely and in accordance with Lease/Contract requirements. Has a comprehensive understanding of and maintains knowledge of relevant New/Existing lease agreement language to ensure compliance and to mitigate potential for risk. Develops and maintains partnerships with clients, campus, and ministry-level leadership as well as key Medxcel internal and external stakeholders to achieve business objectives and integrate Real Estate services within assigned portfolio. Collaborate with Property Management team and leadership on complex or high-profile tenant relationships. Prepares or directs preparation of reports, presentations or communications for monthly Leadership meetings, client meetings or other data sharing activities. Competitively bid, analyze, and make sound recommendations for vendor and third-party contracts. Provide third-party vendor, contractor, and maintenance staff oversight to ensure assigned properties are maximizing operational efficiency and tenant satisfaction while controlling costs. Manages, in collaboration with other internal teams, the preparation and submission of budget packages, financial reporting and forecasting, as well as annual CAM reconciliations per internal and external client requirements. Provides leadership support and guidance to Associate Property Managers and Property Managers. Manages activities related to staffing, including hiring, orienting, performance management, and continuing education initiatives. Qualifications Education: Bachelor's degree OR equivalent in experience- required. License/Certification: Valid drivers’ license-required. Real estate license and/or industry certification-preferred. Experience: Five (5) years of Commercial property management experience-required. Five (5) years of experience with property management of multiple office properties including responsibility for financial performance and tenant management-preferred. With at least three (3) years of property management experience within the Healthcare real estate industry-preferred. Experience managing in a matrix reporting structure-preferred. Knowledge, Skills, and Abilities: Demonstrated ability to effectively enforce and interpret leases, contracts, and other related items. Demonstrated ability to effectively communicate verbally and in writing with many audiences. Demonstrated understanding of real estate principles and valuation techniques. Demonstrated ability to delegate tasks, follow up on assigned tasks and report on progress of work. Critical thinking skills: Ability to gather, synthesize, analyze information to objectively draw conclusions, make reasonable decisions and provide solutions and communicate the situation, action, and result clearly and concisely. Decisive judgment: Ability to assess situations or circumstances and draw sound and objective conclusions. Accountability: Ability to drive for results and take responsibility for action and results. Ability to train others on technical components, applicable regulations, and internal procedures to ensure efficient and safe operations. Ability to deal effectively with diverse roles, backgrounds, and expectations. Demonstrated ability to accomplish duties in a self-directed manner with minimal supervision. Demonstrated ability to establish and maintain positive client relationships. Proficiency in Excel, Word, PowerPoint, and Outlook.
