Job Description

Primary Responsibilities: The Market Leader is primarily responsible for overseeing renovation and turnover efforts (budget variance, vendor management, quality control, timeline management, and scheduling) of company personnel and third-party general contractors, sub-contractors, and vendors within the assigned market.  As well as overall guidance and performance of the market.  

 

Skills & Competencies: 

Bachelor’s degree or equivalent work experience preferred.  

5+ experience in construction management  

2+ years in property management and property maintenance, preferred  

Experience managing, coaching, and motivating a team.  

Demonstrated ability to problem solve and provide oversight for vendor partners and/or employees to achieve market goals.   

Ability to interact with internal teams for collaboration on projects and day-to-day interactions.  

Strong ability to provide good customer service and engagement with residents, trade partners, and municipal leaders when required.   

Knowledge of fair housing and local real estate laws and basic building codes  

Intermediate knowledge of Word, Excel, and PowerPoint; advanced preferred   

Intermediate knowledge of apps and general software to work independently in the field with software  

Demonstrated strong written and verbal communication skills  

Detail-oriented, with the ability to produce high-quality work in a deadline-oriented environment   

Ability to prove critical thinking and problem-solving concepts  

Appropriate means (reliable, wifi, uninterrupted workspace) to work from home when not in the field at rental properties.  

Valid driver's license, proof of auto insurance, and reliable transportation to conduct site/property inspections and other duties as needed in the field  

 

Essential Job Functions: 

Maintain budgets and quality for all turnover and renovation work including signing off on construction projects and verifying move-in ready conditions  

Upon tenant departure and receiving the move-out report, allocate and provide justification for chargeback items, in accordance with guidelines   

Schedule and perform LDOM and Move-In Inspections, in accordance with guidelines  

Review Market Support Technician inspections and communicate the condition of the home and any improvements needed during the listing period  

Lead the efforts on market-level emergencies (e.g. wide-spread scam activity, prospect feedback, city or county inspections, criminal activity, squatters, or acts of god)  

Work closely with the acquisitions, pricing, and leasing teams for accurate rentals and buying opportunities  

Promote and perform exceptional customer service for residents   

Visit and report on competitor’s homes  

Represent the company in any engagement with municipalities for permitting, occupancy certifications, utilities, and/or court proceedings, i.e., evictions   

Hire, train, manage and evaluate the workflow of direct reports in the field  

Handle first-line escalations and questions between the team and other departments  

Documentation and reporting as required by internal processes  

Other duties, as assigned by the supervisor or leadership team

Move in maintenance issues (< 0.5 items / home)  

 

Physical Requirements 

Capable of working extended hours, including evenings, weekends, and holidays as necessary. 

Must be able to speak English in a clear and understandable voice so that various types of communications may be conducted with people of various levels of education and capabilities, including the exchange and receipt of information over the telephone. 

Able to see well enough to read faint or partially obscured writing or printing, with corrective lenses if needed. 

Position may involve sitting, standing, stooping, kneeling, pushing, shoving, lifting, carrying, and moving objects that can weigh up to 25 lbs. This movement can occur throughout the day. Must also be able to climb several flights of stairs if necessary. 

Must be able to interact with all types of individuals, be mentally alert, detail-oriented, and with good reasoning skills. 

Must be able to work in small and confined spaces for extended periods of time. 

Must have finger dexterity for typing/using a keyboard. 

 

Environmental Requirements 

Must be able to work on more than one assignment at a time with frequent interruptions, changes, and delays. Must be able to remain focused and work effectively, efficiently, and cheerfully under such circumstances. For safety reasons, employee must remain alert to working conditions and aware of safety, health, and environmental concerns. 

Must be able to work effectively and cheerfully in an environment that may be stressful due to adversarial situations resulting from the proper performance of duties. 

Must be able to work efficiently and effectively in a remote and on-site manner, as regularly scheduled.
