Northern Light Acadia Hospital Department: Facilities Management Position is located: Acadia Work Type: Full Time Hours Per Week: 40.00 Work Schedule: 7:00 AM to 3:30 PM Summary: Position requires coordination and performance of work assignments and activities of Master Plumber. Must be able to schedule maintenance, construction and repair activities for buildings, grounds, and utilities in conjunction with the Facilities Manager. Must have understanding of Plumbing Codes and guidelines for proper plumbing installations. Must have a working knowledge of HVAC Systems Pnuematic controls, Boilers, Chillers, Pumps and Major Plumbing system. Must be able to function in a work environment that requires bending, squatting, stooping, prolonged standing and walking. Also required is the ability to climb ladders and scaffolding. May be exposed to hazards from the use of electrical, mechanical and power equipment, toxic chemicals, and gasses. . Perform any duties and/or responsibilities assigned by Manager or Supervisor for which qualified. Responsibilities: • Receives, reviews, updates, and prioritizes work orders and preventive maintenance schedules on a routine basis. • Coordinates new orders with existing work assignments and takes emergencies into account when scheduling work. • Schedules activities to meet expected objectives and time tables • Coordinates work and projects to minimize disruption to hospital operations. • Coordinates shop activities with building/environmental services. • Plans work load in terms of labor, materials, and equipment needed to ensure that the work to be done is in compliance with local and state codes and applicable to federal environmental laws and regulations. • Performs and logs all work assignments and ensures the proper and complete logging, filing, and recording of information such as time spent and materials used per job. Makes recommendations in line with most efficient, economical and effective long-term performance and makes recommendations for “make, buy, or rent”. • Orders and requisitions tools and materials as needed for the performance of assigned work. • Prepares work schedules for daily tasks in accordance with requirements. • Directs, checks, instructs, and assists personnel as needed. Reports injuries and accidents to appropriate authorities. • Assists in the orientation/training of employees and contractors. • Schedules and assigns work for personnel as directed. • Orders and requisitions tools and materials as needed for the performance of assigned work. • Prepares work schedules for daily tasks in accordance with requirements. • Provides guidance and technical assistance to trades personnel and encourages professional growth and development of subordinates • Investigates work delays and solves problems to ensure timely completion of work. • Ensures adequate levels of supplies, materials and equipment in the stockroom and re-order when necessary. Ensures the proper working of all equipment, supplies and tools • Attends meetings and in-service programs as required. Participates on committees as requested and serves as a consultant to other departments. • Regularly inspects buildings and grounds to ensure conformance with established standards and regulations. • Assists in preparation of annual capital and expense budgets, maintains cost controls, performs maintenance and completion of accurate records of time changes. • Assists in the development of an annual capital facilities project list. • Prepares pipe and plumbing fixtures for installation, replacement, or repair by threading, measuring, and shaping. • Makes appropriate recommendations to facilities manager regarding department operating budget and ensures that department operates within budget • Performs tasks to prepare work area by disassembling old systems and cutting holes in walls and floors for pipes to pass. • Plan installations by reading blueprints and schematics and requests administrative permits for installations and tests equipment for approval by inspector upon completion of installations. • Performs pressure tests on piping and gas lines to ensure proper functioning. • Solders and caulks leaks and broken pipes and replaces defective piping or fixtures. Opens clogged drains, thaws frozen pipes, repairs and replaces gas lines in stoves and broilers, replaces worn washers and other parts of taps. • Repairs/overhauls pumps and heat exchanges, removes and replaces coils, replaces valves and other equipment on steam systems and boilers. • Monitors, maintains, repairs, and installs all refrigeration, cooling and air conditioning systems, and ensures that all ventilation systems with the hospital are working properly and that required fire dampers are in place Other Information: Competencies and Skills + Behaves with Integrity and Builds Trust: Acts consistently in line with the core values, commitments and rules of conduct.
