Job Summary:
Responsible for the day-to-day operational management of facility engineering, maintenance, capital project planning and expense tracking, real estate planning and expense tracking and asset management for all Horizon locations. Position will manage Horizon’s facilities management account lead to assist the Director, Corporate Security & Administrative Services in responding to the operational engineering and facility needs of the enterprise.Responsibilities:
Assumes overall responsibility for the operation, maintenance and physical appearance of the Horizon’s operating facilities.
Develops and manages the day to day divisional budget, performs variance reporting and provides initial divisional input on all vendor contracts.
Provide concierge level service for Horizon personnel and guests, as well as any tenants leasing space from Horizon
Develop the occupancy planning program and manage effectively
Directs the maintenance, repair, construction and inspection activities of the facilities maintenance and facilities engineering groups.
Manages portfolio engineering staff. Defines and sets engineering strategy for all portfolio locations and their functional group needs including office/ warehouse, Critical Systems Data Centers and IT support areas.
Oversees the initial design and construction requirements for new facilities related capital & expense projects in coordination with the Director, Corporate Security & Administrative Services.
Liaise with business leaders and members to provide best-in-class service for facilities needs.
Develops and implements systems to monitor project performance against budget authorization, project schedules, and established quality control standards. This includes identifying variances and working with project management staff to develop and implement plans to correct ineffective operations.
Oversees coordination of each project to ensure the design process reflects the input of appropriate departments to optimize program and space efficiency, flexibility, and life cycle cost.
Manage, develop and train staff; develop and monitor goals; conduct annual performance reviews, and administers salaries for the staff.
Education/Experience:
Minimum high school diploma or GEDBachelor’s Degree preferred in Engineering and/ or Architecture, Facilities Engineering.Minimum of 7-10 years management experience in facilities engineering and/or operations.Extensive experience delivering concierge level service with a focus on customer experience and support.Additional licensing, certifications, registrations:
Certified Facility Manager or Facility Management Professional Preferred
Knowledge:
Extensive and broad based hands-on experience in engineering infrastructure and/or facility engineering activities and strategy setting.
Technical knowledge as it pertains to facilities engineering, facility construction and facility maintenance operations.
Knowledge of contract administration as it pertains to construction related scopes of work, independent cost estimates and specifications.
Extensive knowledge of budgetary processes and requirements as it pertains to the development and administration of a multi-million dollar budget.
Skills and Abilities:
Strong leadership skills.
Proficient with Microsoft Office Suite.
Ability to communicate effectively, orally and in writing.
Ability to use sound judgment.
Ability to manage time and workload effectively which includes planning, organizing, and prioritizing with attention to details, or, an equivalent combination of education, experience, knowledge, skills, abilities.
Ability to effectively collaborate and network builder, persuasive, sensitivity to situation and individuals
Travel: to other Horizon sites throughout New Jersey on a regular basis.
Salary Range:
$106,400 - $145,215This compensation range is specific to the job level and takes into account the wide range of factors that are considered in making compensation decisions, including but not limited to: education, experience, licensure, certifications, geographic location, and internal equity. This range has been created in good faith based on information known to Horizon at the time of posting. Compensation decisions are dependent on the circumstances of each case.
