MIM’s Global Real Estate and Agricultural Investments maintains a portfolio invested in commercial real estate and agricultural mortgages, as well as real estate equities. In addition to sourcing and managing these investments, the groups are responsible for developing and maintaining relationships with key industry contacts and referral sources. The mortgage portfolio and equity portfolio units are organized according to specialty, and they actively manage MetLife’s portfolio of mortgage loans and equity investments in agricultural, office, apartment, retail, industrial, and hotel properties. The portfolio units are responsible for overall portfolio strategy, pricing, transaction approval and credit approval on new loans, as well as the active management of the overall mortgage and equity portfolios. Real Estate Investments sources and manages commercial real estate investments through seven regional field offices in the U.S. and International field offices in London, Tokyo, Mexico City and Santiago.
This role will be responsible for supporting new equity acquisitions for MetLife’s general account and third-party investors. The portfolio includes office, retail, industrial, multi-family, and hotels.
Key Responsibilities:
* Support the Head of Acquisition in the Northeast Region in underwriting, due diligence, acquiring and closing equity investments for the MetLife general account as well as third party investment accounts.
* Assist in the underwriting, valuation and financial analysis of potential transactions utilizing Excel and Argus software by interpreting rent rolls, income statements, offering memorandums, and other relevant property level reports.
* In-depth analytical analyses involving advanced Excel modeling of potential acquisitions and developments, including sensitivity analysis, various leverage structures and joint venture waterfalls.
* Assist in preparation of transaction approval memos including market research/trends to formulate underwriting assumptions.
* Assist in due diligence including ARGUS audit, review of tenant estoppels, rent roll/lease verification and OFAC compliance for the acquisition and development of real estate equity assets. Work with asset managers during the closing/onboarding process. Interface with all parties involved in the acquisition due diligence and closing process, including internal as well as external partners such as regional architects, JV partners, portfolio, asset & property managers, legal counsel, brokers, third party consultants and representatives of third-party investor accounts.
* Assist in presenting the transaction to investment committee.
Essential Business Experience and Technical Skills:
Required:
* 5-7 years of commercial real estate experience with various property types including office, retail, industrial, multi-family and hotels preferred.
* 1-3 years of experience with commercial real estate valuation/ ARGUS models.
* Strong quantitative and modeling skills, specifically advanced Excel modeling.
* Proficiency with ARGUS Enterprise, Word and PowerPoint.
* Team oriented with excellent communication, organizational and time management skills with the ability to manage multiple projects simultaneously.
* Effective writing skills and ability to synthesize information, as well as verbal interpersonal/communication skills

Preferred:
* Bachelor’s degree in an applicable business-related field required, MBA or equivalent preferred.
