Operations Management

Functional operational control to deliver excellence every timeThorough knowledge of BMS system, generate  reports, logs,  trend charts from time to timeUnderstand the operational & technical requirements of the site and ensure that current contracts are maintained to provide necessary supplies and servicesImplement and manage the change control processBe able to resolve problems and improve operationsImplementation of task procedures and policiesPrepare thought through risk assessments for self-deliveryRespond to critical out-of-hours issues & participate as a key team member in responses to emergency situationsAssign the complaints to the technicians based on the request raised by the employee, track the same and ensure the calls are closed before TAT.Monitor the HVAC system in the BMS for its healthy operation and throttle the settings as per the requirements to maintain the standardsThorouh knowledge of process to be followed during power failure, incidents etcReports – knowledge of reports of al critical equipmentsCoordinate, manage and oversee vendors to perform a wide range of workplace-related servicesEnsure service deliverables meet SLAs and KPIsWhen necessary raise risks to Workplace Experience Site Lead for further investigationCost saving mind-set that drives value for service as every levelConduct data analysis report when necessaryEscalate reoccurring problem and possible solutions to Engineering and Workplace teamLocated on site at the clients officesMobile as required to cover multiple sitesImplementing building procedures and performance measures to ensure simplification and accuracy of work methods and reliability of systemsEnsuring an adequate supply of materials and service for the proper operation of the buildings and enter into supply and service contracts as approved by the clientShare best practices and new ideas to further support the Workplace Experience TeamAdhere to the  Risk & Safety work practices to mitigate the risk of services interruption to client’s operationCo-ordinate with Building Operation teams in setting up and sustaining the best maintenance standards and practicesDeliver a programme of inspections for the property on Energy conservation, Maintenance practices, Utility management and Risk management proceduresDeliver /oversee the pre-emptive maintenance programme to reduce the risk of sudden failures of critical equipmentFollow the  SOP/EOP and training programme for staffMaintain accurate check of log’s of all critical systemsCarryout breakdown maintenance as and when requiredIncident management – well aware of the process and escalationEnsure smooth shift hand over processParticipate in regular audits on process to ensure the procedures are being followed and adhered with by the FM staffAdhere to all safety procedures, including Crisis Management/ Business Continuity and Emergency Procedures are maintained at all timesEnsure all works are compliance with statutory regulations on fire, health and safety standardsEnsure that service delivery teams and on-site contractors undergo a Health and Safety Induction prior to deployment

Ideal Experience

Has NCII Certification from TESDAGood verbal and written communication skillsAble to adapt in a fast-paced working environment and versatile in meeting client changing needs and requirementsKnowledge of HVAC, Fire Protection System, Electrical system and BMS system.  Has experience in CRAC, UPS, Chiller plant or Critical Equipment/Data Centre operations is preferableThorough knowledge of BMS SystemKnowledge of Occupational Safety requirementsPC literate and able to manage daily activities using various systems, such as BMS, and other computerized control/monitoring system6 working days per week, shift pattern 24/7 coverage requiredAbility to effectively communicate and interact with all levels of people2 to 4 years of experience
