ResponsibilitiesAs the Operations Manager with Hines, you will provide day-to-day site-wide operations management of the retail, common area and parking garage while emphasizing positive response to concerns of tenants and meet the investment objectives of the owner. Responsibilities include, but not limited to:
Manage the operations of a shopping center including conforming to budget standards and day-to-day operations, internal and external maintenance, security, parking, loading dock and housekeeping functions Coordinate across mixed use assets; residential, office and hotel and cultivate relationships across departments and business functions in order to foster effective teamwork Develop and maintain ethical, professional, and courteous relations with tenants, residents, 3rd party management teams, visitors and contractorsManage and develop all property personnel at Atlantic StationParticipate as an active member of the Lease Deal Committee ensuring leases are administered properly Train, mentor and continually develop Community Manager and Administrative Staff at Atlantic Station Negotiate contracts and supervise all contractor services related to the physical operation of the propertyManage all fiscal activities of the property inclusive of tracking the gross sales of retailers Work closely with Accounting to ensure tenant Accounts Receivables are monitored and collected timelyProvide construction management support as the liaison between the 3rd party Construction Manager and Hines overseeing owner relations, quality control during construction, program development and tenant start-upDirect all emergency procedures including but not limited to:
Establish and execute emergency plans and practice drillsMonitor emergency equipmentLead and/or assist with evacuations, bomb searches and life safety alarms as deemed reasonable and prudentAct as fire/life safety director while assisting emergency authorities and response teams Ensure all government, industry and company required programs are instituted and maintainedRepresent Hines in selected business, community and industry organizations and groupsComply with all company and regional policies Qualifications
Minimum Requirements include:
Bachelor’s degree in business administration or related field from an accredited institution
Two to five years related management experience (retail and/or mixed-use property management experience preferred)
P&L responsibility and budgetary experience
Complete Argus training and maintain Argus model for Atlantic Station
Successful completion of the Hines Property Management Program Training or equivalent real estate knowledge
Interact with employees, visitors and contractors with poise and diplomacy
Provide leadership to all property personnel
Maintain a calm demeanor in emergencies
Compose business letters, expositions, summaries, and reports, using proper format, punctuation, grammar, diction and style
Speak before an audience with confidence, using appropriate communication skills/style
Demonstrate strong initiative and customer service orientation
Establish and maintain a cooperative working atmosphere among staff
Exchange ideas, information, and opinions with others to formulate policies and programs and/or arrive jointly at decisions, conclusions, or solutions
Perform numerical and financial calculations
Analyze and interpret various types of data to draw conclusions and solve problems
Demonstrate proficiency in Microsoft Office software
