Key Responsibilities:

Dynamic Team Collaboration

Drive operational excellence by executing tasks from Centre Manager, Landlord, and surveyors

Seamlessly support Centre Manager in daily operations and provide crucial coverage during leave periods

Operational Excellence

Implement and oversee daily processes, inspections, and checks to maintain premium centre standards

Take ownership of reactive and planned maintenance for building, services, plant machinery, and equipment

Manage a comprehensive Planned Preventative Maintenance (PPM) schedule, providing regular updates to Centre Manager

Proactively investigate and implement innovative initiatives and improved working practices

Swiftly address customer complaints and queries across all communication channels

Maintain and update tenants handbook and shop fit guide

Conduct and report on annual tenant inspections

To act as the additional contact for retail occupiers, providing advice and support on the daily operations of the centre and car park.

To have a broad understanding of key occupier issues affecting Client's investment value and help monitor covenant compliance.

To understand key lease terms affecting the Centre Management, client service obligations, and common area definitions.

Health & Safety Champion

Spearhead Health & Safety/Fire compliance, ensuring all statutory obligations are met and communicated effectively

Implement and manage robust internal compliance systems, conducting thorough risk assessments

Orchestrate annual audits for health & safety, environmental, and fire requirements, ensuring swift completion of action items

Deliver engaging task/emergency plan training to centre personnel and tenant staff

Regularly update and refine evacuation and emergency plans

Establish and maintain strong relationships with local government authorities on all site-related matters

Coordinate contractor activities, from shop fit-outs to enhancements, minimizing disruption while ensuring policy compliance

Environmental Stewardship

Monitor and optimize utility usage and costs

Develop and execute energy reduction plans aligned with Landlord objectives

Spearhead environmental audits, waste strategy implementation, and KPI monitoring

Champion sustainability initiatives through guidance, education, and training

Conceptualize and execute an annual sustainability project, including award submissions

Service Excellence

Implement and manage KPIs for security, cleaning, refuse, and maintenance services

Ensure delivery of high standards, appropriate staffing, and adherence to schedules

Financial Acumen

Contribute to centre and car park budget creation

Collaborate with Centre Manager on financial decisions for reactive and PPM works

Manage purchase orders and invoice processing as needed

Ideal Candidate Profile:

Exceptional communicator

Proficient in Windows Office suite

Thrives under pressure

Strong organizational and operational skills

Experienced in quality, health and safety, fire, and environmental procedures

NEBOSH qualification

Flexible approach to working hours, including weekend rotations and on-call availability

Preferred Qualifications:

Prior Operations Manager or retail experience

Strong report writing skills

Experience in contract tendering and procurement

First Aid certification

This role may encompass additional duties as deemed appropriate by Centre Manager, managing agent, or Landlord, consistent with the position's status and general responsibilities.
