Job Overview Provide essential daily support for the government's MAXIMO system, ensuring seamless management and maintenance of preventive maintenance (PM) schedules for annex equipment. Oversee the continuous update of daily, weekly, and monthly reports, projected workloads, and award fee comments, while supporting the Work Control Manager as needed. Maintain in-depth knowledge of specific annex responsibilities outlined in the contract, ensuring timely and accurate information is provided when required. Ensure that all data is accurately captured and maintained in both the Government MAXIMO system and CEMS. Responsibilities Essential Duties & Job Functions: Act as an action officer/liaison for service calls, assessing and determining the need for emergency personnel, dispatching emergency response teams, and maintaining real-time status reports for military, government, and contractor requests related to the BOS contract. Manage and optimize preventative maintenance schedules for over 5000 pieces of equipment, systems, and subsystems. Continuously update, analyze, and refine schedules based on manhour availability, maintenance program requirements, and equipment manual recommendations. Conduct research and analysis to generate comprehensive reports using Excel, providing critical data to upper management and government entities. Ensure the accurate and timely maintenance of data within the MAXIMO system, including O&M, warranties, and maintenance actions for NAS Fallon facilities and equipment. Collaborate with the Work Control Supervisor (WCS) to prioritize work schedules, ensuring efficient allocation of resources. Obtain weekly crew availability reports from Maintenance Supervisors and verify that higherpriority work is routinely completed before lower-priority tasks. Perform quality control audits of data entered into both MAXIMO systems, ensuring accuracy and compliance. Assist with supply chain coordination, including working with Materials Management and Procurement to track material availability, make necessary changes to planned materials on job plans, and support the storeroom in staging materials. Collaborate with the EFT team to ensure asset data is properly captured, maintained, and updated. Manage incoming service requests via phone, email, or fax, classifying priorities based on contractual requirements as they relate to Firm Fixed Price (FFP), Corrective Maintenance (CM), Preventative Maintenance (PM), Ordered Work (OW), and IQ work. Delegate or forward requests to the appropriate internal or government departments as needed. Provide critical support for the government's MAXIMO system on a daily basis. Ensure all work requests submitted through the system are continuously updated, with status changes logged throughout the day. Manage field status changes to ensure proper authorization of funding. Manage and submit required daily contract reports, including projected workloads, 1502 3.1 Monthly Service Work Order Report, 1502 3.2 PM Monthly Program, 1502 3.3 IMP Schedule, 1502 3.3 Weekly Master Schedule, 1502 3.3. 7 Air Surface Maintenance Report, 1502 3.4 Inspection, Testing, Certification Program, 1502 3.5 Other Recurring Services Program, 1503050 3.1.3 Irrigation BFP Report, 1602 3.3 & 3.4 IMP PM Schedule, 1602 IMP Maintenance & Repair Submittal, 1603 IMP PM Schedule, 1603 3.3 & 3.2 Maintenance & Repair Submittal, 1604 IMP PM Schedule, 1604 3.2 & 3.3 Maintenance & Repair Submittal, 1606 IMP PM Schedule, 1606 3.2 & 3.3 Maintenance & Repair Submittal, and others as needed. Review, verify, and reconcile all personnel tirnecards with corresponding service work orders. Identify and resolve discrepancies, ensuring that all necessary annotations, such as signatures or missing information, are obtained. Forward accurate timecards to payroll. Track, record, and update service orders in the MAXIMO database, providing detailed cost reports to Quality Control, facility history files, and other stakeholders as needed. Perform additional duties as assigned, such as maintaining warranty information files, supporting the Work Control department, and assisting in other related tasks. Job Requirements Mandatory: Must have documented computer training or demonstrate proficiency in Microsoft Windows XP and Microsoft Office applications. Prior experience with databases, especially MAXIMO, is preferred. Must possess excellent communication and customer service skills, capable of interacting professionally with others in person, over the phone, and via radio. Strong multi-tasking and prioritization skills are essential. Must be able to perform well under stress, particularly when dealing with upset customers. Must be able to type 60 WPM and possess knowledge of word processing techniques. A strong understanding of facility maintenance and associated trades is required. Must possess a valid Nevada Driver's License. A high school diploma or equivalent is required. Must be proficient in reading, writing, and speaking English. Ability to interact with a diverse range of individuals in a courteous and professional manner across various situations.
