Job Description:

The Real Estate Paralegal, in conjunction with Corporate Counsel, is primarily responsible for supporting all phases of the real estate acquisition and disposition process. This may include, but is not limited to the following: review of contracts, preparation of critical dates, leases, titles, plats and surveys; preparation of closing documents, objection letters, utility easements, development and escrow agreements, and any other legal documents that may be required of the transaction, due diligence, engineering process, and/or requested by Corporate Counsel. In addition, the Real Estate Paralegal may be called upon to preliminarily review post-closing documents required to complete platting, permitting, remodeling projects, and finance initiatives before final review by Corporate Counsel. The position requires the Real Estate Paralegal to maintain and keep up to date various reports dealing with critical dates and deadlines which are used by the Real Estate and Engineering Departments to manage permitting deadlines. The Real Estate Paralegal is required to participate in team meetings to discuss the status of assigned projects.

Responsibilities:

Handles the preliminary review and compliance of various documents supporting the real estate acquisition process, including, but not limited to: title commitments, surveys, plats, title documents, executed contracts, leases, and other legal due diligence materials and supporting documentation. The Paralegal must be able to summarize findings in reports, objection letters, emails and other correspondence.May handle condemnation matters.Drafts closing documents, contract amendments, easements, objection letters, and other documents related to the acquisition and disposition of real estate for Corporate Counsel’s review.Creates, updates and maintains critical dates, deadline notification emails and circulates to Real Estate and Engineering team, Corporate Counsel, and other team members consistent with the Service Level Agreement.Communicates effectively and efficiently and keep other team members apprised of the current state of the real estate projects. Participates in team meeting to discuss legal project status, critical dates and deadlines.Serves as a point of communication with the title company to obtain title documents, clear title insurance requirements, and coordinate upcoming closings.Creates, organizes and maintains a legal file for each location to be acquired, sold, or leased.Files, organizes and creates closing binders for each closing transaction.Works closely with Corporate Counsel and other department personnel to handle issues and conflicts throughout each transaction’s lifecycle (including post-closing). Develops and maintains an overall knowledge of the real estate processes, procedures, and documentation requirements within each applicable state.Meets the requirements established in the Service Level Agreement. May be called upon to participate in real estate related projects.

Qualifications:

5+ years professional experience in commercial real estate closings preferred Proficient with MS Office Suite and iManage preferred Notary Public certification
