**Job Description**
**POSITION PURPOSE**
The purpose of this position is to provide a safe working boiler plant, facilities, air handlers and chillers at Minnesota State College Southeast. This position will give aid to General Repair Workers (GRWs), General Maintenance Workers (GMWs) in regards to Minnesota State College Southeast Plant Operations to ensure that the operation and maintenance of the buildings, utilities, streets and grounds are maintained in a safe and efficient manner. This position ensures that problems, failures, and breakdowns of Minnesota State College Southeast buildings are held to a minimum or prevented.
This position is considered essential during natural and man-made disasters, and during inclement weather. Employee will report for duty as directed by their supervisor and is subject to recall during these types of events.
**PRINCIPLE RESPONSIBILITIES AND RESULTS**
The specific tasks which are listed for the principal responsibilities are among those which are the most common or frequent. It is understood that other tasks are also required to be performed and that this position involves all tasks which are required or desirable to be done in connection with the performance of each responsibility; whether or not such tasks are specifically stated, described, or listed.
Operate, maintain, install, and repair heating and ventilation systems to maintain proper building temperatures.
+ Monitor and calibrate pneumatic systems.
+ Monitor and maintain hot water systems.
+ Monitor and maintain ventilation systems.
Perform preventative maintenance on such items as supply fans, exhaust fans, traps, air compressors, etc., to ensure equipment is kept in the best possible shape and unscheduled down time is eliminated.
+ Check valves and traps for proper operation and repair if necessary.
+ Grease, oil, and check all fan components and repair or replace items as needed.
+ Change oil in air compressors and record run times.
+ Grease or oil motors and check bearings and motor mounts.
Operate an energy management computer to control building environment while ensuring energy efficiency.
+ Program fans.
+ Reset temperature set points.
+ Program pump controls.
+ Use software to improve building mechanical operations.
Respond promptly to emergency-type calls to ensure that both property damage and human discomfort is minimized.
+ Take immediate corrective action deemed necessary to prevent further damage or discomfort.
+ Monitors and responds to requests from front desk that require immediate attention as needed.
Maintain buildings to allow for clean and safe environment for all staff, students, faculty and the public.
+ Aid staff maintaining building floors and hallways to provide clean, comfortable, healthy, and safe environments using machine or manual processes by sweeping, scrubbing, mopping, stripping, and applying floor finish, vacuuming, and scrubbing carpets as needed.
+ Aid staff in cleaning and maintaining offices, conference rooms, classrooms and labs by doing minor repairs to ensure they are prepared for future uses.
Perform other duties as assigned to ensure the smooth functioning of the department and maintain the reputation of the organization as a viable business partner.
**Salary Range: $33.07-$38.40/hourly**
**Minimum Qualifications**
First Class C Engineer’s License or higher is required.
**Preferred Qualification**
Valid driver’s license
Skills and knowledge are needed in the areas of basic electricity, pipe fitting, soldering, brazing, welding, boiler operation, and electric and pneumatic controls common to steam heating, cooling, and ventilation systems.
This position requires a cooperative working relationship with all other tradesmen, as well as faculty, staff, students and on occasion, the public. Most communication with these people is verbal.
The employee shall follow all safety rules and regulations and take all necessary precautions to prevent injury and illness.
Lifting, stair and ladder climbing are involved with tasks to be performed.
Ability to use basic business computer software program to enter and save data.
