Plumber III
The candidate is responsible for providing support for the daily maintenance operations of all mechanical/plumbing requirements supporting all government buildings and systems per the SOW.
DESCRIPTION OF RESPONSIBILITIES:
Perform daily operational checks of all Mechanical/Plumbing and specialty systems and equipment in all buildings outlined within the SOW.
Respond to all mechanical equipment and systems related to troubles and alarms.
Completes all preventative and corrective maintenance related work orders in a timely manner.
Must have a broad knowledge of how various high pressure piping systems and equipment are installed and operate.
Must know how devices such as relief valves, check valves, pneumatic operated pressure regulators, pilot operated pressure regulators, electronic operated pressure regulators and expansion joints are installed and operates.
Must understand the inter-relationships of all facilities systems and the impact of one system on the others.
Installs and maintains a variety of mechanical and piping components including drinking fountains, ice machines, compressors, pumps, and specialty piping systems.
Receives and evaluates work orders and requests.
Ensure all plumbing work adheres to local, state, and federal legal regulations.
Conduct inspections and system testing to ensure functionality, safety, and compliance.
Provide expert advice on modern plumbing technologies and sustainable practices.
Independently plans the work and lays out the needed placement, routing, and slope of a system, utilizing blueprints, sketches, or specifications as available.
Typical tasks include locating and tapping main lines: planning and laying out the routing, placement, slant, fall, and proper location of systems and equipment; installing valves, traps, and unions where needed for proper functioning of the system; assembling of pipe and fittings; hanging or laying assemblies into position; testing for leaks; clearing difficult stoppages in drain pipes; and disassembling and repairing damaged sections including fabricating replacement parts when necessary.
Must have the analytical ability to determine the result of one system malfunction on other systems; maintenance requirements on facility systems to allow proper scheduled repairs; timely immediate action necessary to correct deficiencies.
Must have the ability to plan, layout, and install equipment and systems.
Must be able to read, understand and apply plans and blueprints, and utilize shop mathematics in laying out projects.
Responsible for installing and maintaining supply and disposal systems and equipment, such as sewage, water, oil separators, and gas distribution systems; eyewash stations, hydrants, hands free faucet, drinking fountains, water fixtures, lavatories, showers, mop sinks, foot pedals, mixing valves, water softeners, etc.
Assists the facilities supervisor in managing the work of outside contractors and vendors to ensure all work meets applicable codes.
Assists the Facilities Supervisor in coordinating with other technical personnel in the identification of materials, parts assemblies, and requirements for a variety of requisitions.
Responds to emergency site maintenance as required.
Works with minimal supervision with a team of HVAC, electricians, and maintenance mechanics.
Interprets diagrams, drawings, technical manuals, and other instructions for mechanical equipment, building plans, blueprints, wiring diagrams, and engineering drawings and use trade formulas.
Use tools and equipment to include but not limited to, measuring tapes, grinders, power tools, cutters, pipe wrenches, volt, amp, ohm meters, thermometers, torches, computers, manometers, airflow measuring equipment, vacuum pumps, and various hand tools.
Assists the facilities Supervisor in assuring that work assignments, procedures, sequence, methods, and deadlines are completed on time.
Perform complex troubleshooting and calibrations on all types of plumbing and mechanical controls and components.
Inspects and diagnoses complex problems to determine necessary corrective repairs.
Ensure proper housekeeping practices are strictly observed.
Assists other trades as required to accomplish maintenance activities.
Completes required monthly safety and equipment training.
Assist in performing monthly safety inspections as required.
Inspect and maintain all required PPE daily.
Respond to and assist in emergency cleanups as necessary.
Complete all online training as required.
Other duties as assigned by Facilities Supervisor and PM.
REQUIRED DEGREE/EDUCATION/CERTIFICATION:
OSHA 10 certification.
Completion of an apprenticeship program accredited by plumbing associations or trade unions. (Preferred)
A valid plumbing license. (Preferred)
REQUIRED SKILLS AND EXPERIENCE:
Three (3) years’ experience as a journeyman plumber working within the trade performing service and maintenance related work.
Detailed understanding of plumbing codes and standards.
Experience with planning and execution of complex plumbing projects.
Excellent troubleshooting skills.
Excellent analytical skills.
Excellent communication skills.
DESIRED SKILLS AND EXPERIENCE:
Five (5) years’ experience as a journeyman plumber working within the trade performing service and maintenance related work.
Experience working in and around laboratory environments, fume hoods, lab benches etc.
ADDITIONAL REQUIREMENTS:
Must pass an annual “Fit for Duty” physical and meet all the necessary medical requirements to wear all types of respirators and perform the physical requirements of the job.
Must pass the required respirator fit test and maintain the requirement.
Must be physically able to climb all types of ladders, a-frame, vertical, extension etc.
Must be physically able to climb up on and maneuver on raised walkways and platforms with limited access.
Must be able to work in various types of confined spaces.
ENVIROMENTAL FACTORS/PHYSICAL EFFORT:
Environmental Factors: Works in indoor and outdoor environments that contain excessive heat, cold and humidity, excessive dampness, electrical energy, dust, fumes, solvents grease, oils, moving machinery with moving parts, moving object or vehicles and slippery or uneven surfaces.
Physical Effort: Works from ground level, ladders, and platforms on equipment and systems where parts are hard-to-reach. Frequently lifts parts and equipment weighing up to fifty pounds and occasionally over fifty pounds. Standing, stooping, bending, kneeling, climbing and stretching for prolonged periods will be necessary.
REQUIRED CITIZENSHIP AND CLEARANCE:
Must be a U.S. Citizen.
Ability to obtain and maintain a Secret security clearance.
