**About The Role:**
As a CBRE PM Engineering Ops Manager, you will assist with the management of the team responsible providing technical and operational support to the account staff. This job is part of the Engineering and Technical Services job function. They are responsible for providing support, preventive maintenance, and repairs on equipment and systems.
**What You'll Do:**
Provide formal supervision to employees. Monitor the training and development of staff. Conduct performance evaluations and coaching. Oversee the recruiting and hiring of new employees.
+ Coordinate and manage the team's daily activities. Establish work schedules, assign tasks, and cross-train staff. Set and track staff and department deadlines. Mentor and coach as needed.
+ Develops and provides for ongoing improvement of preventive maintenance and engineering procedures, indoor air quality programs, preventive maintenance programs, budget operating costs estimates and comparisons.
+ Oversee all building systems, including fire/life safety programs, plumbing, HVAC and electrical issues; must remain current with the latest HVAC technology trends; also responsible for HVAC systems and start up monitoring, evaluation and recommendation of building automation, energy management and automatic temperature control systems.
+ Coordinates maintenance efforts with outside contractors, tenant finish personnel and engineers.
+ Develop specifications and assist in solicitation and administration of maintenance/repair service contracts.
+ Establishes and monitors programs to ensure compliance with applicable codes, requisitions, government agency and company directives related to building operations.
+ Evaluates and recommends building automation, energy management and automatic temperature control systems.
+ Perform value-engineering studies and evaluate contractor qualifications and recommendations.
+ Maintain relationships with clients, partners, and other collaborators.
+ Manage the profits and losses of the department or a specific division.
+ Develop goals and initiatives to direct the department's course.
+ Guide managers in implementing company initiatives and policies.
+ Evaluate company processes and procedures to solve issues within them.
+ Ensure business operations are implemented based on established procedures.
+ Keep track of regulatory records and paperwork.
+ Lead by example and model behaviors that are consistent with CBRE RISE values. Influence parties of shared interests to reach an agreement.
+ Apply knowledge of own subject area and how own field integrates with others to achieve team and departmental objectives.
+ Identify, troubleshoot, and resolve day-to-day and moderately complex issues that may or may not be evident in existing systems and processes.

Bachelor's Degree preferred with 3-5 years of relevant experience. In lieu of a degree, a combination of experience and education will be considered.
+ Experience in the areas of staffing, selection, training, development, coaching, mentoring, measuring, appraising, and rewarding performance and retention preferred.
+ Ability to guide the exchange of sensitive, complicated, and difficult information, convey performance expectations and handle problems.
+ Leadership skills to motivate team impact on quality, efficiency, and effectiveness of the job discipline and department.
+ In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc.
+ Extensive organizational skills with a strong inquisitive approach.
+ Advanced math skills. Ability to calculate difficult figures such as percentages, fractions, and other financial related calculations.
