Description
The real estate intern will support the real estate team in the management of territories ensuring compliance with policies, operating procedures and agreement terms. The position will also have the opportunity to gain exposure to other departments within Watco including Industrial Development, Service Solutions, Sales, Logistics, Legal, Environmental, Operations, and Billing and Collections Teams.
Primary Accountabilities of the Position
Review land, track and building leases. Assist real estate team with special research projects and portfolio audits. Assist property manager in recognizing and resolving unauthorized uses of Watco property. Assist property manager in managing past-due leases, following through to resolution with collection or lease termination. Assist property manager in analyzing property values to ensure rents reflect market rates. Strive to gain exposure in standard Real Estate principles and Watco’s organization.
Additional Duties and Responsibilities
Research and review maps and deeds relative to title questions and right-of-way boundaries. Identify and understand property rights associated with leased and owned property. Participate in weekly team calls to understand real estate issues and opportunities.
Education and Experience
The ideal candidate will have base-level knowledge in Real Estate and be enrolled in an undergraduate or graduate degree program in Business, Real Estate or Pre-Law.
Experience with the following software, applications and subscription services is a plus.
Microsoft Word, Excel, PowerPoint, Outlook, Dynamics Real estate databases such as Costar ESRI and GIS systems
