What You'll Do Are you passionate about real estate investments and want to contribute to the management of a dynamic real estate portfolio through analytics and analysis? We’re looking for a Portfolio Analyst II to join our Principal Real Estate Investors (PrinREI) team. In this role, you’ll assist in the Portfolio Management of a comprehensive data center real estate portfolio by providing analytical, reporting, and other support including sensitivity and variance analysis of annual operating budgets and business plans, asset valuation models, portfolio diversification measures, performance returns and attribution and other asset/portfolio metrics as directed by the team. You may also create client reports, on-boarding and processing of investments, and assistance in the development and launch of new strategies, funds, and separate accounts. You will also support the following: Portfolio Analysis: Develop extensive knowledge of the assets within assigned portfolios. Working under the direction of senior staff, provide analytical support regarding client business plans and investment strategies including portfolio performance, diversification measures, sensitivity analysis, variance analysis and other relevant financial analysis. Develop positive client relationships by establishing close contact with external client and consultant analysts. Address less complex client questions regarding portfolio analysis process. Information Management and Reporting: Ensure a coordinated flow of quality information reaches portfolio managers, consultant, and clients. Assist in the reporting of economic and statistical portfolio reports as required by consultants and clients, regulatory agencies, and others. Provide quality control of portfolio management information. Portfolio Research: Conduct ongoing and special project research. This includes but is not limited to in-depth reviews and analysis of the portfolio, acquisition and disposition candidates and real estate investment environment and emerging macro trends in real estate supply and demand. Market knowledge: Continue to develop understanding of the data center market/ portfolio dynamics. This may include occasional travel to relevant markets. Mentor and share knowledge with less experienced analysts. Who You Are Bachelor's degree in finance, business, or related field; preferably with a real estate emphasis Minimum 2 years of analytical commercial real estate or data center experience Requires working knowledge of commercial real estate modeling techniques Strong analytical, organizational, interpersonal and communication skills (oral and written) required Success in this position requires attention to detail, a strong quantitative financial background, and the ability to make effective decisions Ability to work effectively in a deadline driven environment while managing multiple priorities is essential Travel as needed is required Skills That Will Help You Stand Out ARGUS Excel This position may be subject to SEC restrictions on personal political contributions. Sales positions are eligible for sales incentives, and in some instances a bonus plan, whereby total compensation may far exceed base salary depending on individual performance. Actual compensation for all roles will be based upon geographic location, work experience, education, licensure requirements and/or skill level and will be finalized at the time of offer. Salary Range (Non-Exempt expressed as hourly; Exempt expressed as yearly) $86450 - $116850 / year Time Off Program Flexible Time Off (FTO) is provided to salaried (exempt) employees and provides the opportunity to take time away from the office with pay for vacation, personal or short-term illness. Employees don’t accrue a bank of time off under FTO and there is no set number of days provided.
