As a key leader within Amazon's Global Real Estate & Facilities (GREF) team, the Portfolio Strategist role will oversee the creation and delivery of portfolio-wide transaction strategies down to the city, building and org level for Rest of Asia. This role will lead the prioritization and presentation of strategic insights and recommendations to lease, build, move, consolidate, close etc. sites to GREF decision makers and senior Business leaders for alignment.
The Manager will be expected to align real estate strategy to business needs in partnership with key GREF Stakeholders; and use reporting and research trends to drive meaningful interactions with Business leaders that enable data-based decision-making processes. They will use a customer-centric approach, by partnering with them to understand and influence space needs and requirements to inform supply and demand allocations. The role will be responsible for developing and presenting recommendations to acquire or dispose of sites by leveraging Amazon’s size and scale and translating business requirements into effective solutions aligned with the workplace strategy.
The optimal candidate is an experienced and engaging professional who will excel within an entrepreneurial culture – providing vision, leadership, and communication – not afraid to dive deep into details and take ownership. They should also understand the nuance of being approachable, while at the same time consultative– providing direction/recommendations and fostering transparent relationships. The candidate must be able to balance frugality with creativity in offering solutions and approach problem-solving with an emphasis on root cause. An ideal candidate is able to navigate high level of ambiguity and demonstrate a bias for action, taking calculated risks in a fast-paced environment.
Key job responsibilities
• Work cross-functionally with a wide range of teams including Amazon Business Orgs, Regional Portfolio Management, Occupancy Planning, Design and Construction, IT, Security, Workplace, and Facilities.
• Lead the creation of city-wide strategy plans for major metro areas; and develop portfolio plans that align to business goals, growth projections, customer needs, and market trends.
• Oversee supply and demand (current/forecast) requirements by city and design portfolio strategy scenarios to identify approaches that best align with business goals.
• Identify opportunities and provide guidance to optimize space for all orgs within the existing portfolio and new acquisitions.
• Effectively prioritize work efforts across vendor partner contingency.
• Effectively manage cross-functional engagement with the city, internal stakeholders (SPM’s, D&C, MAC, RE&F), and customers to drive coordination of efforts.
Basic Qualifications
- Bachelor’s degree in Finance, Project Management, architecture, interior design or another related field.
- 6+ years experience in program or project management, with an emphasis in delivering cross functional projects.
- 8+ years professional experience demonstrating success in portfolio strategy leadership, broad scale occupancy planning, and move management projects.
Preferred Qualifications
- Proven experience in leading and managing teams, with a focus on delivering high-quality outcomes and fostering a collaborative work environment.
- Strong ability to think strategically and develop long-term occupancy plans that align with business objectives and real estate strategies.
- Expertise in analyzing complex data sets, identifying trends, and using data to inform strategic decisions and optimize space utilization.
- Excellent communication skills, with the ability to engage and influence stakeholders at all levels, build strong relationships, and manage expectations effectively.
- Strong project management skills, with the ability to manage multiple projects simultaneously, prioritize tasks, and ensure timely delivery of high-quality outputs.
- In-depth understanding of occupancy planning, space management, and corporate real estate, with experience in managing large, geographically diverse portfolios.
