Portfolio Sustainability Coordinator

Summary

The Portfolio Asset Management team is responsible for monitoring BRIDGE’s long-term owner interests and focuses on maintaining a healthy portfolio of housing communities by executing on financial, physical and policy opportunities. The Portfolio Sustainability Coordinator is an essential player in facilitating maximum utilization of new information technology, identifying and responding to opportunities for improved energy and water efficiency to meet our utility consumption reduction goals, our solar installations and responding to financing opportunities that support our Portfolio stewardship objectives.  This role serves as the central point of contact on the subject of sustainability for BRIDGE.

 Responsibilities

Provide day-to-day organization and technical assistance for sustainability projects and programs; Solicit bids and negotiate contracts for gas purchase contracts for the portfolioEnsure properties are enrolled in CARE programs with local utility companiesSolicit bids from consultants and contractors, evaluate proposals, coordinate selection of design team, and negotiate contract terms and priceManage benchmarking analytics and initiatives specific to utility consumption and cost to support BRIDGE’s pursuit of continued reduction in consumption of energy/water/gas Coordinate regular reporting on energy and greening initiativesReview local and state programs for new funding related to BRIDGE’s sustainability projects and prepare applications for that fundingDesign, implement, monitor, and evaluate clean energy, electrification, decarbonization, adaptation, and resiliency projects across the BRIDGE portfolio; Collect, analyze, interpret, and report data on key sustainability indicators, including but not limited to water, energy, fuel, greenhouse gas emissions, and renewable energy generation;Recommend strategies, programs, and technologies to comply with existing and new regulations; Coordinate the development of education, outreach, and engagement programs on sustainable practices, including resource conservation, energy efficiency for property staff; Integrate principles of equity, diversity, and inclusion into all aspects of work.Collaborate with key internal teams, such as property management, development, compliance, and IT to drive sustainable initiativesEvaluate and Manage electric vehicle infrastructure across the portfolioCommunicate with supervisor on a regular basis to convey project status and address any issuesLead solar implementation for the entire portfolio, including investor approvals and negotiating PPAs and SSAs

 Qualifications

Minimum of 2-4 years of relevant experience and knowledgeDemonstrated high degree of accuracy and initiative in work assignmentsAbility to independently manage simultaneous and competing activities and demands on your timeStrong leadership and interpersonal skills with ability to build relationships, manage and motivate internal and external teamsAbility to remain organized and meet deadlinesExperience performing spreadsheet and other financial analysisProficiency with intermediate level Excel (advanced formulas, pivot tables, etc.)Scrupulous attention to detailAbility to communicate effectively in person and in writing

Preferred

Knowledgeable about current and upcoming energy related legislation and bills that impact multifamily residential communities Experience with database management and administrationAbility to design, prospect and/or develop financial reports (i.e. create ad hoc reports, develop Spreadsheet Gear or Crystal Report mockups and specifications)Experience preparing written summaries and briefings of assigned tasks for internal and external disseminationAbility to create convincing presentations using PowerPoint, Excel charts, Adobe Acrobat Pro, and other toolsDemonstrated comfort level reviewing and interpreting loan documents and other formal documentation
