Preventative Maintenance Analyst

**Job Overview:**
Responsibilities include establishing and maintaining the project Preventive Maintenance program. Duties include ensuring new assets are entered into tracking system, receiving/managing Asset Operators Manuals, aiding personnel in maintaining operator manuals in the Technical Library, and maintaining asset warranty information. Interfaces with Work Control Supervisor to review Service Order (SO) work orders to establish whether items fall under warranty. Collaborates with divisional supervision to establish and maintain the Life Cycle program and reports for proper tracking of asset maintenance and projected useful life. Establishes and maintains the Preventive Maintenance (PM) program for assets on project. Ensures assets are maintained per manufacturer's recommendations or industry standards. Tracks PMs life cycle from new PM creation, PM work order generation to eventual work completion and PM closure. Tracks and maintains all metrics with relation to PMs including on-time closure and number of PMs and parts/materials required for PMs.
**Key Responsibilities/Accountabilities:**
+ Comply with Work Control guidelines, policy and procedures.
+ Use Manufacturer's Operators Manuals, other Manufacturer's manuals, or Industry Standards to establish and maintain the Preventive Maintenance (PM) Program for assets on Project using Computerized Maintenance Management System (CMMS).
+ Establish the proper Job Tasks for PM as described in Operator's Manual or Industry Standards.
+ Establish the proper frequencies for PMs (weekly, monthly, annually, etc) as described in Operator's Manuals or Industry Standards.
+ Assign labor, crew codes technicians' number to PMs as necessary using CMMS.
+ Ensure PM structure, to include proper Job Plans, is reflected in all CMMS in use (Maximo, GFEBS, etc.).
+ Ensure PMs are generated within reasonable time prior to due date to ensure Work Crews have sufficient time to complete work.
+ Work with Work Center Supervisor to prepare Tracking Sheets for upcoming PM for each team.
+ Work with Drafter Technician to ensure new assets are tagged, tracked, and that proper documentation (Operator's Manuals, Warranty information, etc.) are maintained and documented in CMMS.
+ Manage and Track performance on all Preventive Maintenance Work Orders to ensure proper completion, proper use of materials, proper documentation by Technicians and proper closure in CMMS.
+ Work with crew Supervisors, Leads, and Warehouse Manager to ensure proper materials (filters, belts, etc.) are ordered and in stock to properly perform all PMs.
+ Report on the status and progress of PM program to the Work Control Supervisor.
+ Participation in functional specific safety training that will permit working safely.
+ Perform general housekeeping duties within and around shop area.
+ Perform other work-related duties as assigned and perform duties in lower related job classification.
+ Install temporary controls for safety and security measures.
+ Operate motor vehicles, and shop equipment.
+ Comply with required safety, environmental and quality standards.
**Basic Qualifications:**
+ Must possess high school diploma or equivalent.
+ Applicant must have one (1) year experience in engineering or construction related field, with specialized experience in any or all of the essential functions listed above. Mechanical, Electrical, Structural and Grounds Maintenance experience is preferred.
+ Must possess a valid California Driver's License.
**Physical Demands/Working Environment:**
Ability to accurately read measuring devices. Ability to use good judgment and common sense when performing job functions. Ability to be punctual. Ability to follow written and verbal instructions.

**WORKING CONDITIONS** **:**
Position: Frequent exposure to dust, desert pollen, extreme heat and cold associated with desert environment and natural conditions existing on Fort Irwin.
Work Week: Monday-Friday
Work Hours: 0700-1530
Overtime: As needed
