Job Summary: The Preventative Maintenance Manager will need to possess the required expertise in asset management, preventative maintenance, and Computerized Maintenance Management System (CMMS) software, with responsibilities including program oversight, data management, team leadership, and training. The ideal candidate would be responsible for optimizing maintenance processes, collaborating with various departments, and continuously improving the CMMS program while maintaining a positive attitude and staying up-to-date with industry knowledge. Responsibilities Cultivate a thorough understanding and serve as SME of the CMMS Program. continually monitor the CMMS Program ensuring data is accurate, comprehensive, consistent, and updated in a timely manner. Train and lead the Asset Specialist and Seasonal Asset Assistant in the asset management program, preventative maintenance, repair, and operations best practices and technologies across the Engineering Department. Administer the Preventative Maintenance Program by utilizing an in-depth understanding of the maintenance program and associated tasks to optimize the efficiency and effectiveness of preventive maintenance. Communicate often with CMMS team members and the CMMS Committee to identify priorities, recommend policies and procedures and set time-lines for completion; ensure effective and efficient program delivery and facilitate CMMS Team and Committee meetings. Identify, recommend, and provide CMMS work management end-user training to maintenance staff, park-wide technicians & crew leads, and Engineering staff to ensure continued growth of system usage. Provide leadership and coordination of the CMMS team on continuous improvement initiatives specific to asset dispositions, preventative maintenance, work management, and inventory and procurement. Maintain an optimistic mindset while also actively encouraging and cultivating a similar positive outlook in others around you. Assist in the development of uniform business processes. Collaborate with CMMS System Administrator to determine best system processes, perform internal audits of program data; participate in testing of new processes and changed configurations within the system. Analyze system data and processes to identify trends and training opportunities to optimize program effectiveness. Collect required technical information from various sources including project folders, construction drawings, OEM manuals, and location and park-wide technicians to develop an effective PM program. Provide regular reporting on the program to upper-level management. Maintain professional and technical knowledge by seeking out and attending workshops and trainings, reviewing professional publications, and establishing networks. Qualifications Have a minimum of three (3) years of maintenance management experience. Be proficient using Maximo or similar CMMS software. Strong leadership skills, with the ability to motivate and guide a team. Ability to manage and prioritize multiple tasks and projects. Ability to adapt to changing priorities and work well under pressure. Have a working knowledge of Preventative and Condition-Based Maintenance principles, methods and tools. Have experience in, and the skills required to manage and manipulate large sets of data. Have well-developed organizational skills and possess strong technical writing skills and a talent for expressing complex concepts in easily understandable, concise language. Good sense of direction, orientation; awareness of position relative to surroundings and strong visual recall. Ability to communicate clearly, both verbally and in writing. Have a working knowledge of OSHA standards applicable to facility maintenance, operation and construction. Be proficient in reading and interpreting construction drawings, Operating & Maintenance Manuals, technical specifications and industry literature as required to develop meaningful, cost-effective Preventative Maintenance procedures. Physical Requirements include: Must be capable of lifting and moving objects weighing up to 50 pounds. Possess the physical stamina and conditioning required to climb, crawl, crouch, squat in building spaces which may be hot, frigid, dark, noisy, dusty, constricted, underground or at a significant height from the ground. Must be able to walk long distances over uneven terrain and safely climb stairs/ladders in all types of weather conditions. Must be able to sit, stand, bend, and kneel for long periods of time as required.
