The Opportunity with McKinstry

We are adding a Project Director, ActiveOps to our growing Technical Services division in Seattle, WA.

As a Project Director, you will Introduce and develop ActiveOps solutions for legacy clients that meet their current and future needs.  Ensure continuity with current service delivery, quality, risk mitigation, and profitability through all cycles of developing each ActiveOps solution.

In this role, your day-to-day will consist of:

Project Management:

Single point of accountability for leading the development and delivery of high quality ActiveOps solutions to customers. Work with clients and current internal McKinstry staff to develop technical, high value ActiveOps solutions that solve our client’s needs. Oversee all direct and indirect project-related activities during development. Coordinate seamless transitions of project phases between internal departments. Successfully manage the delivery of committed project objectives including scope, schedule, budget, and customer expectations. Transition project from development to implementation, to Maintenance & Verification and Operations. Negotiate customer contracts and minimize organizational risks around scope, schedule, budget, and margin goals. Document and resolve client support and billing issues. Prepare and lead all project financial reviews and reporting.  Manage project cash flow including any outstanding AR with customer. Reinforce use of organizational best in class Engineering and Project Management tools and techniques. Responsible for deploying Safety awareness and deliverables throughout the project life cycle. 

Communication

Successfully manage and lead internal stakeholders and project teams to the common goal of providing clients with McKinstry’s best solutions and continuous improvement. Continuous monthly reporting of project health to Operations manager. Serve as primary point of contact with customer. Inform internal and external customers of new offerings and upgrades. Direct customer requests for product functionality enhancements to the appropriate people. Make presentations to a variety of audiences; act as technical subject matter expert. Report on financial status of project to stakeholders.

Business Development

Develop and maintain client relationships at a variety of levels. Hold primary position of responsibility for driving strategy. Develop and define and document project strategies, goals and objectives. Formulate business and sales strategy with team to drive additional work with our customers. Support sales staff by generating preliminary assessments, technical solutions, fee proposals, presentations, studies, and other sales support and project development information and materials. Maintain relationships with building owners, contractors, consultants and vendors within the industry. Mitigate risk on behalf of the company.

Team Management

Coach and develop members of the McKinstry team. Form and lead successful collaborative cross-departmental/cross-discipline teams. Mentor assigned staff and manage cross-functional teams. Act as steward of McKinstry culture; communicate and influence policies and procedures Other duties as assigned.

What You Need to Succeed at McKinstry

BA/BS degree in Construction Management, Mechanical Engineering, Electrical Engineering, Architecture or Facilities Management or equivalent field of study required. Fifteen (15) years of experience may substitute for education. Ten (10) years of engineering, construction, real estate and/or facility services project management experience required. CEM, PE, LEED, CPM professional designations preferred. Intermediate working knowledge of Microsoft Word, Excel, Outlook and Project required; working knowledge of SharePoint and CRM preferred. Knowledge of: All phases of developing complex client direct operations & maintenance solutions preferred. Customer business and financial models preferred. Contractual negotiations, procurement, and knowledge preferred. Comfortable speaking in front of others, creating and giving presentations to clients and internal stakeholders

The pay range for this position is $126,900 - $217,200 per year; however, base pay offered may vary depending on job-related knowledge, skills, and experience. Base pay information is based on market location. A bonus may be provided as part of the compensation package, in addition to a full range of medical, financial, and/or other benefits, dependent on the position offered.
