JLL has an opportunity for an experienced Project Director to take responsibility for the overall success of regional data centre projects —guiding teams; consultants, contractors and stakeholders at each phase of the project to achieve outcomes that exceed clients’ expectations and meet JLL’s commercial objectives. Driven and ambitious by nature, you have a mastery of the ins and outs of business—from products and systems to processes, tools and best practices. You’ll need to collaborate effectively with a range of stakeholders, leading from the front while also taking the time to understand their point of view. 

 

For each project, you’ll establish an effective organizational structure for reporting, communication and working procedures, and ensure that clear objectives and quality control systems are in place. You’ll lead a project team that is highly motivated, eager to contribute, and in sync with the stakeholders’ mind-sets. You’ll also attend project meetings, submit monthly reports, and monitor project budgets, so an eye for detail and a structured approach to tasks will serve you well.

As such, you’ll maintain a strong and positive relationship with our clients by identifying their needs, requirements and constraints. While you act in the clients’ best interests throughout the project duration, you must make sure that the project’s revenue and payment cycles are properly managed. 

 

Keeping an eye on business opportunities is also among the highlights of the job. Do you have a knack for building rapport with prospects? Your expertise in surveying a client’s needs and supporting the preparation of PM proposals is key. Likewise, skillfully developing relationships with other company business lines is a must; we achieve are biggest success when working together, so clear communication is key, as is collaboration and teamwork.

You’ll accomplish this by creating a network of professional consultants who can deliver the required scope of every project. 

 

Likewise, you’ll handle contract administration of all vendors professionally and according to legal requirements. It’s the best way to protect both our and the clients’ commercial interests. Your expertise will also be central in identifying project risks and mitigating them. Furthermore, you’ll be responsible for developing project-related reports, analysis and reviews regularly. 

What this job involves: 

Be accountable for the management of the Construction Project Managenent Team, project stakeholders, administration of the Client’s needs, interdependencies, risk management, variations and issues for successful project delivery and execution 

Diligently understand the Client’s expectations and ensure timelines are met 

Contribute to a positive work environment, by being conscious of others and their needs 

Accountable to deliver programme within the agreed parameters i.e., cost, time and quality 

Ensure all projects are managed within the Client’s governance guidelines 

Conduct regular management and site meetings in relation to construction-related projects for the data center 

Coordinate constructability review of the project documents with stakeholders when required 

Oversee and drive Value Engineering efforts when required with all key stakeholders 

Assist the Client in identifying, scoping, buying-out and scheduling of all the Client’s-direct vendors and consultants  

Work with project teams addressing and resolving any material issues 

Work with project teams addressing and resolving any design issues/changes to design drawings and provide input to any required changes in design and scope prior to start of construction 

Facilitate and ensure tracking of all key project documents, including submittals, RFIs, change orders, etc., are being reviewed, approved and closed with all appropriate Client’s stakeholders, AE and General Contractor personnel 

Lead the coordination and management of all the Client’s-direct vendors, and any associated consultants that provide services to the Client’s, and escalate when there are non-compliant behaviors

Fluent in written and spoken English / Thai. 

Must be able to work in a fast-track environment with construction site experience preferred 

Minimum 15+ years’ experience in a related field  

Strong understanding of newbuild and greenfield construction projects cycle.  

Project management qualification preferred (PMI / PMP) 

Strong interpersonal skills including excellent written and verbal communication skills along with sound computer skills. 

Possess an exceptional level of attention to detail with a high level of customer focus and stakeholder management. 

Ability to think, analyze and problem solve in high pressure situations. 

Ability to multitask and prioritize tasks to complete within specified deadlines.

Logical approach and high attention to detail  

Bachelor's degree in Engineering (Civils, Electrical, Mechanical), Construction Management or equivalent preferred 

Strong in providing and implementing Project Management methodology  

Experienced in managing teams
