Project Manager
**Overview** The Project Manager is responsible for the day-to-day operation and administrative activities to ensure conformance to contract requirements. Develops and implements cost control measures and level of service standards to ensure compliance with customer specifications / contract requirements for assigned building. Oversees inspections, quality control measures, and the inventory control of equipment and supplies for the assigned building. **Compensation:** _$90,000 annual salary (US Dollars)_ The pay listed is the salary range for this position. For information about ABM’s benefits, visit_ ABM 2024 Employee Benefits | Staff & Management (https://www.abm.com/wp-content/uploads/2023/11/2024-Recruitment-Staff-Mgmt-11.6.23.pdf) _._ + **Must have good communication skills** + Written skills – able to respond in a timely manner via e-mail to both building and tenant requests + Ability to effectively communicate to employees what is necessary for the day-to-day operation of the facility + **Administrative Skills** + Complete weekly payroll in ADP via face recognition time-clock system for both day and night employees + Monitor labor spending to stay within budgeted parameters + Proficient in computer software (Excel and Lotus Notes) + Ability to follow-up and complete requests in customer Building Engines portal and the ability to log into employee portal + Complete Nightly Report and effectively record all building events through the nightly report Excel spreadsheet. Report is sent to Building Management daily. + Keep all SDS (Safety Data Sheets) material up to date for all chemicals. + Ensure employees know where the SDS information is located + Conduct nightly inspections of all common area and tenant spaces and record in QMS software + Report all deficiencies in nightly report (i.e. faulty ceiling tiles, leaky faucets, running/stopped-up toilets, etc.) + Track employees’ days off and vacation time + Ensure proper coverage of staffing for sick days, vacation and personal days for both day and night staff + Report all coverage to Building Management Team via nightly report and/or e-mail when advance notice is not given + Conduct inventory of all supplies and order necessary items in the Buysmart supply portal to stay within budgeted parameters + Complete and distribute periodic schedules to Building Management team before the first of each month + Complete safety reports in the event of an accident on the premises. + Maintain and update job descriptions for the day staff as well as section listing for night employees + Communicate any changes in job descriptions for either shift to Building Management via e-mail in a timely manner + **Leadership Skills** + Conduct daily moment of safety and monthly trainings with all personnel + Ensure all monthly safety report sign-in sheets are forwarded to District Manager and on file in your office + Ensure all personnel are within and adhere to company and building guidelines (i.e. uniforms, PPE working safely) + Complete written warnings and/or suspensions to record any employee infraction + Ensure employees keep all slop sinks and storage facilities clean and neat + Plan and monitor all periodic work to be done in a timely manner. Any work that needs to change should be reported as such on the nightly report + Be well versed on facility contract for multi-tenant and full tenant floors + Must be available in the event of a building emergency or snow and are able to assemble a team to assist. + Visit and build relationships with tenants + Ability to increase sales – Conduct periodic walk-throughs with customers and assess their space to see if they require additional services. + Ability to train all new employees on all facets of their day-to-day responsibilities. + Train alternate Supervisor to cover when out sick or on vacation REQNUMBER: 102642 All qualified applicants will receive consideration for employment without regard to race, color, religion, sex, sexual orientation, gender identity, national origin, disability, or status as a protected veteran.
