Project Manager

Job Overview:

 

As Project Manager you will be responsible for managing construction and renovation projects in residential buildings from inception to completion (both interior and exterior).

 

Your Responsibilities:

Develops and verifies project scope, evaluates impacts of scope changes to design, cost, and schedule, directs the project team, controls costs, monitors qualify of deliverables, identifies project risks and develops risk mitigation plans. Prepare requests for proposals and negotiate vendor contracts. Excellent communication skills, both written and verbal, to effectively coordinate with clients, contractors, architects, consultants, and other stakeholders. Plan, schedule, and track project timelines and milestones using appropriate tools. Develop and deliver progress reports, proposals, requirements documentation, and presentations. Full responsibility for project financials, including budget tracking, payments and reporting. Proactively manage changes in project scope, identify potential crises, and develop contingency plans. Define project success criteria and disseminate them to involved parties throughout the project life cycle. Coach, mentor, motivate and supervise project team members and contractors, and influence them to take positive action and accountability for their assigned work. Build, develop, and grow any business relationships vital to the success of the project. Conduct project post mortems and create a recommendations report in order to identify successful and unsuccessful project elements. Optimize resource allocation, including personnel, equipment, and materials, to ensure efficient project execution and cost-effectiveness. Ability to interpret project plans and requirements to communicate needed human resources to management. Review and approve change orders, invoices, and budgets to ensure financial control and alignment with project goals. Negotiate and implement project contracts on behalf of the client. Ensure proper documentation of all project activities, including contracts, meeting minutes, RFIs, and submittals. Conduct regular site visits to monitor construction progress, quality control, and safety compliance. Lead project meetings and provide reports to clients on project status, risks, and solutions. Strong focus on clients, client management; negotiations; and maintaining relationships.

Skills & Qualifications:

Bachelor’s Degree of Engineering, Construction Management, Architecture, or related field. Four (4) + years of experience that includes project/construction management. Understanding of NYC department of building codes and permitting processes. Strong knowledge of NYC Local Laws, building electrical, plumbing, and mechanical laws and codes. Knowledge of MS Office, including Project is a must. Preferred Qualifications: CCM or PMP or similar credentials preferred.

Compensation:

$90000 - $110000 / year
