COMPENSATION
Annual Minimum - Maximum$110,000.00 - $140,000.00At Forest Lawn, the role of Project Manager plans, directs, and coordinates all phases of construction to ensure project goals are achieved within the prescribed time frame and funding parameters. The Project Manager regularly works with consultants, contractors, and employees to accomplish these goals. Acting as the Association’s representative, the Project Manager ensures all plans are followed and quality is maintained.
WHAT YOU WOULD BE DOING
Work with design teams in answering questions, identifying impacts of existing operations within the conceptual design phase. Review design development and construction documents by determining site conditions. Site investigation includes potholing, soil investigation, surveys, and specification development. Provide constructability reviews and construction document quality control, such as reviewing for completeness and accuracy. Assist with Storm Water Pollution Prevention Plan (SWPPP) development, the construction inspection checklist, and assembling completed drawings, specifications, structural calculations, and soils reports. With the assistance of the design teams, determine what types of permits will be required, coordinate all aspects of building department reviews, and obtain clearances, approvals, and signatures required for permits. Oversee the bid process from start to finish including, but not limited to, preparing estimates, screening prospective contractors, preparing bid forms, approving contract packages, conducting bid walks, coordinating Requests for Information (RFI) responses, issuing bid addenda, and providing bid analysis. Responsible for all aspects of project construction, including maintenance of file copies, electronic project file structure, setting the project schedule, and providing updates. Prepare purchase orders and ensure that all supplied materials are delivered to the jobsite in a timely manner. Conduct pre-construction and weekly meetings with project teams and contractors. Coordinate all construction activities with park management and operations personnel. Ensure that construction activities do not impact adjacent memorial services, including dirt management. Regularly inspect jobsite to ensure compliance with the construction documents. immediately notify contractor and Director of Construction of any unsafe conditions at the site. Coordinate with inspectors, consultants, and surveyors during construction.Work with the general contractor to secure building official approvals and the Chief Architect to coordinate customs brokers and stone orders. Ensure that jobsite as-builts are maintained on a regular basis. Oversee SWPPP project plan and ensure compliance. Prepare Rain Even Action Plans (REAPs) as required. Conduct pre-storm, interim, and post-storm inspections and sampling as required. May need to lift sand or gravel bags, casket jigs, and cast stone parts in joint effort. Process all RFIs and submittals – review, delegate and respond as required. Accurately manage changes to the contract. Issue construction change directives (CCD) and changes to the drawings. Review and approve payment applications and invoices. Responsible for all aspects of project close out. Ensure that accurate sales maps for the project (if any) are developed, confirmed, finalized, and distributed, including lot markers and number plates. Supervise the daily activities of assigned Construction Coordinators. Provide guidance, training, and mentoring to ensure success. Review timecards, absence requests, and expense reports. Conduct performance reviews on a timely manner. Attend monthly project review meetings to review project finances and overall progress. Stay abreast of project management software updates.
REQUIRED QUALIFICATIONS
High School diploma or General Education Degree (GED) required. Bachelor’s degree in Construction Management or related degree strongly preferred. Minimum ten years of related construction management experience with at least five of those years serving in a leadership/management role. Maintain professional certifications (CISEC, QSP, PM-10, etc.). Strong construction management and organizational skills, able to successfully take a project from design to close out. Ability to perform site inspections, schedule meetings, and make adjustments as necessary to keep a project on schedule and within budget. Proficiency with Microsoft Suite, Microsoft Project and/or Procore 6. Ability to accurately read and quickly comprehend construction documents such as designs and specifications. In-depth knowledge of construction materials, methods and practices. General knowledge of construction estimating, legal aspects of construction contracts, and building codes, OSHA, SWPPP and AQMD requirements. Ability to professionally interact with building department officials, inspectors, contractors, consultants, Forest Lawn employees, and the general public. Ability to work in high-pressure situations. Excellent written and verbal English communication skills. A physical test is required for this role.

DRUG TESTING POLICY
