Reporting to VP, Finance & Accounting and working closely with Chief Operating Officer and Chief Financial Officer, the Controller, Real Estate Finance will play a leading role in the execution of the company\u2019s finance function. The candidate is responsible for planning, directing and overseeing the Property Management Finance and Accounting function.\r\n
This role will manage all aspects of accounting, budgeting, forecasting, audit support and financial reporting, and will play a key part in strategic planning, risk management, and optimizing financial operations. The candidate will play a pivotal role in supporting the development and implementation of the robust and scalable reporting and analysis processes to drive business decision-making backed with analytics.\r\n
Key Responsibilities:\r\n
Accounting & Financial Operations\r\nOversee and ensure the accuracy and timeliness of all accounting functions and financial reporting activities.\r\nManage accounting operations, including journal entries, accounts payable, accounts receivable, and statutory reporting.\r\nReview bank account transfers and monitor cash flow across properties.\r\nEnsure compliance with regulatory and accounting standards (GAAP) through the development and implementation of robust accounting policies, procedures, and systems.\r\nReview HST calculations, statutory reporting, bank reconciliations, income statements, balance sheet analysis, and executive summaries prepared by the accounting team.\r\n\r\n
Financial Reporting & Compliance\r\nPrepare and present monthly, quarterly, and annual financial statements, including external reports to financial institutions.\r\nDevelop and deliver executive reporting packages, board reports, and variance analyses to support strategic decision-making.\r\nPrepare proforma statements, stabilized budgets, above guideline increases, and reports for mortgage approvals and property tax refunds.\r\n\r\n
Budgeting, Planning & Forecasting\r\nLead the annual budgeting process for the Property Management Division.\r\nCollaborate with site managers and the Director of Apartments to review and refine property-level budgets, monitoring variances between actual and forecasted figures.\r\nAssist in the development and maintenance of financial planning tools to enhance forecasting accuracy.\r\n\r\n
Cash Flow & Risk Management\r\nOversee cash flow management, optimizing liquidity across properties and ensuring timely payment cycles.\r\nManage risk associated with financial strategies, maintaining a strong internal control environment.\r\nMonitor the company\u2019s risk exposure and provide strategic guidance on mitigation strategies.\r\n\r\n
Leadership & Team Development\r\nLead, mentor, and develop the finance and accounting team to drive high performance, accuracy, and continuous improvement.\r\nFoster a positive, collaborative team environment to promote professional growth and employee engagement.\r\nOversee the hiring, coaching, and development of accounting staff to improve efficiency and scalability.\r\n\r\n
