Property Management Lease Negotiator

The Property Management Lease Negotiator is responsible to engage landlords in contract negotiations based on market data and other conditions to obtain the best lease rates, terms, expansion and addition, and in some cases terminate the lease.  Memorialize the updates by preparing lease modifications and securing all necessary approvals and signatures.    

ESSENTIAL JOB FUNCTIONS

Engage existing Landlord relationships in negotiation over contracted rates and terms.

Research market rental rates and current market conditions.

Leverage tenant credit, relocation opportunities and positioning to reduce occupancy costs.

Draft and prepare lease modifications for existing store sites as necessary.

Negotiate other various projects such as early termination, store expansions and store additions.

Monitor Right to Terminate and other critical issues in conjunction with Lease Administration.

Monitor Lease option notice dates with the status of relocations and report to the Lease Review Committee for direction and approvals.

Coordinate with in-house legal counsel during negotiations for approval of Lease language.

Communicate with other sub departments of Real Estate and research assistant to determine market rents and relocation possibilities.

Assist Property Manager and Director of Property Management as needed on property and Lease issues.

SKILLS/EDUCATION/KNOWLEDGE/EXPERIENCE/ABILITIES

Required:

Bachelor’s degree or equivalent Real Estate experience

Commercial real estate experience, preferably with national credit leasing portfolios.

Needs to be computer literate with administrative skills, Word, Excel, organizational and problem-solving skills.

Must be dependable.

Good customer service skills.

Ability to convey information through written and spoken communication.

Ability to work independently, multi-task, prioritize and meet deadlines.

Desired: 

Master’s degree or other additional Real Estate certifications.

Research and Negotiation experience on either new or existing facilities.

Lease interpretation and written/verbal communication skills.

Proficient in Word, Excel, and comfortable with various software systems.

Have excellent organizational and administrative skills.
