About Us:
Our Work Dynamics business line works with some of the world's leading organisations to provide onsite solutions.
In this role you will provide outstanding customer service by strategically delivering exceptional property management and leasing outcomes in the allocated property portfolio that support our client’s delivery of services to their customers and aligns with the retail network plan objectives.
The Role:
Proactively develop and manage the relationships with the Landlord, Sub-Tenants and Client to ensure service delivery expectations are exceeded;Be the first point of contact for all communication with Landlords and Sub-Tenants including proactive engagement to undertake preventative maintenance, capital works, Landlord consents and lease obligations; Drive activity with Landlords in emergency situations;Monitor and manage all work orders which are a Landlord responsibility to not greater than 30 days unless as approved as part of a larger strategy;Ensure compliance with all relevant legislation, occupational health and safety, environment and risk management policies and procedures via the Facilities Managers;Manage Landlord and Sub-Tenant obligations as per the terms of the lease;Support make-good and all other lease termination commitments at expiry or sooner determination and facilitate onsite handback with the Landlords;Proactively liaise with the Lease Administration team to ensure all lease terms are accurately reflected in the lease information database (Portfolio) in a timely manner;Manage Portfolio to ensure data accuracy of >98%;Assist in management of property operating expenditure across the portfolio including: preparation of budgets, management of debtors and reporting, expenditure reporting, accruals, seeking opportunities to reduce costs and increase revenue while adhered to the agreed financial timetable;Support to achieve financial year budget within +/- 1%, excepting any variances agreed with ANZ (such as changes to network plan or closure sites);Ensure payment of relevant lease expenses in a timely manner – including outgoings, statutory costs, insurance and any other costs payable under the lease;Review and validate monthly rent roll variances and provide commentary on changes;Assist with regular portfolio management reports, within specified timeframes, detailing property status and performance including recommendations on property and leasing issues;Comply with all requirements of the client contract and meet or exceed key performance indicators;Actively encourage an environment that supports being responsible for improvement, teamwork, cooperation, performance excellence and personal success;Support a culture of best practice and innovation and pro-actively develop and implement strategies, policies and procedures for the property management functions.Assist and support Facilities Management and the State Portfolio Managers in their absence;What you will bring

Key skills
Real Estate representative certificate essential;Experience working in a high volume environment with a major landlord or retailer preferred;Experience in property / contract / project management related fields;Ability to deal with a variety of complex issues concurrently, within tight operational deadlines;Goal oriented and focused on meeting performance targets;Excellent client service and communication skills;Ability to work well in a team environment;Drivers Licence required.What to expect from us:
