Our client, a very well established national property management company, is seeking to hire an on site Sr. Property Manager to join our team at Aspen Lakes Apartments (250 units) & Wyndham Hill Apartments (192 units)! The Sr. Property Manager oversees the operations of these two properties that are located in Grand Rapids, MI.
My ideal candidate must have experience with large properties, multi-site preferred but not required. Would prefer at least 250-300+ units overseen. Needs to have valid driver’s license and auto insurance Weekends are required, at least one Saturday a month – if work a Saturday gets one day off during the week Must be able to lead a large team, will be overseeing 7 employees total between office and maintenance Full-time salary position paying $65K-$70K plus quarterly bonus opportunity of 0-10% based on property performance Onsite housing discount available, no relocation packageOur client believes that the culture of integrity, professionalism, and hard work that we have been able to cultivate begins and ends with our team. The Sr. Property Manager will be responsible for the day to day operations of multiple apartment communities while overseeing and enhancing the value of the properties. This individual will aid in organizing the properties' financial information, using this information to make projections, and find areas of improvement for the properties. Some key responsibilities consist of marketing and outreach, supervision of property staff, and providing services to residents. The Sr. Property Manager reports directly to the Regional Manager. This job is perfect for a team player who is motivated by setting and upholding standards to make their property stand out from the rest.
Major responsibilities include, but are not limited to:
Maintaining the property financial goals Controlling cost and meeting budgeted numbers Ensuring invoices are submitted in a timely manner Completing various reports on the property's condition and financial wellness Maintaining occupancy goals for the property Development of the leasing and maintenance staff Planning office schedules and task assignment Ability to maintain property appearance Administer tours and answer questions for perspective residents Attention to resident concerns and overall resident satisfaction for the property Implementing and enforcing community policies Using marketing strategies to secure prospective residents Marketing outreach within nearby community Collaborating with maintenance supervisor on projects and maintenance needs Maintain a safe and positive living environment Qualifications 1+ years of experience in the multi-family housing or hospitality industry Ability to effectively communicate with staff and supervisor, must be able to LEAD a large team Proficient in Microsoft Office Suite Experience with Entrata or related programs a plus Strong organizational skills Strong customer service skills with a sales background Strong communication skills An overall happy demeanor and highly motivated High energy and positive attitude Lease-up experience a plus High-school diploma, bachelor's degree a plus Ability to work together well with a team Ability to pass background screening and drug test Valid Driver's License with valid auto insurance Saturdays may require hours worked for resident events, this would be a schedule adjustmentBenefits:
