The position is located at Georgia Power Company’s corporate office in Atlanta, Georgia **or at a local Georgia Power Operating Headquarters (specific location TBD by hiring manager)** and is subject to the company’s hybrid work policy.
** Some overnight travel (up to 25%) is required with this position.
**Job Summary:**
"The Railroad Acquisition Specialist is responsible for managing Georgia Power's permitting needs for Distribution, Transmission, and Communication facilities across the state. This role involves negotiating the acquisition of right-of-way permits with various railroad companies including but not limited to Norfolk Southern Corporation, Rail Pros, and CSX Transportation. Duties include establishing and maintaining strong professional relationships, researching land ownership documents, and negotiating permits for the construction of Georgia Power infrastructure."
This position will work with legal counsel to ensure all legal requirements of the permit acquisition are met, while maintaining records of the acquisition railroad permitting process. The ideal candidate should have excellent communication skills and some familiarity with the railroad permitting process. This position reports to the Land Acquisition Supervisor and works with the Land Acquisition Coordinators and the railroad permit agents and contractors.
**Education Requirements:**
A high school diploma is required. A Bachelor of Science or Bachelor of Arts degree is highly preferred.
**Licenses & Certifications:**
Valid Georgia’s driver’s license
**Experience Requirements:**
**3-5 years of Land Acquisition, Railroad Permitting, Compliance or Power Delivery experience is preferred.**
**Knowledge, Skills & Abilities:**
+ Proven work experience as a Land Acquisition Specialist
+ Attention to detail and ability to handle multiple tasks
+ Strong research and analytical skills
+ Able to perform web-based and on-site courthouse property research using typical indices
+ Working knowledge of transmission, distribution, substation, and/or generation facilities
+ In possession of strong computer skills including a working knowledge of database search techniques, network directory file systems and Microsoft Office applications
+ Knowledge of title reports, property ownership records and research, appraisal reports, surveys, parcel maps including railroad valuation maps, and legal documents relating to real estate.
+ Ability to effectively communicate with the internal & external leadership
+ Experience with community engagement, stakeholder organization, and/or cross-functional team building.
+ Ability to meet scheduled deadlines, and deliver on customer commitment
**Major Job Responsibilities:**
+ Establish and maintain relationships with Railroad representatives to ensure quality and timely permitting for Georgia Power’s Construction team.
+ Negotiate agreements with Railroad companies to ensure fair terms and cost effectiveness
+ Ensure compliance with relevant regulations and company policies
+ Collaborate interdepartmentally to ensure timely permitting for Acquisition
+ Maintain accurate records and updates of internal and external communications
+ Research ownership records to ensure permitting accuracy
+ Analyze map data to verify easement location
+ Effectively communicate with business partners and Railroad representatives
+ Serve as Land Acquisition liaison with in-house and outside legal counsel

**This position has been identified as a role that will require the use of a Georgia Power fleet vehicle. The following will be required if you are selected for this position:**
+ **Must have at least one year of verifiable driving experience (Must hold a valid driver’s license for the class vehicle to be operated. Driving permits are not typically considered a valid driver’s license).**
+ **Must have no revocation of driving privileges within the 36 months prior to application, no convictions of major traffic violations (DUI, hit and run, reckless driving, etc.) within the 12 months prior to application, or any pending charges for a major traffic violation at the time of application.**
+ **Must consent to a continuous monitoring of your Motor Vehicle Record**
