Responsible for company’s real estate portfolio (extensions and renewals), including renegotiating leases, lease options, securing new office/industrial space, identify and facilitate opportunities for the remodel/rebuild of existing stores, and secure capital to fund restaurant development through sale/leaseback and ROFR transactions. Manages third party disposition properties as assigned.
KEY DUTIES/RESPONSIBILITIES:
• Negotiates lease extensions, renewals and lease options for restaurants and office space along with early lease buy outs (as needed). Obtains lease term and landlord TIA incentives to support remodels. Incorporates knowledge of each market and establishment of fair market value for properties. Prepares justification and rationale of negotiated terms and conditions for departmental and senior management approval; negotiates final legal contracts as drafted by legal counsel.
• Develops and administers effective marketing programs to ensure the expeditious movement of excess and disposable properties. Negotiates the best terms possible for the sale/sublease of the property.
• Manages the Company's sale/leaseback and ROFR program, including identifies and initiates contact with institutional investors, and individual brokers and investors; markets and negotiates sale/leaseback packages at the most competitive rates for the Company; coordinates purchase of sale/leaseback properties with internal departments, title companies, appraiser, environmental consultants, investors and their outside counsel to ensure closing meets the Company's development schedule.
• Performs other related duties, tasks and responsibilities as required, assigned and directed.
QUALIFICATIONS:
Education - Bachelor's degree or equivalent, preferably in Finance, Business Administration or Real Estate.
Experience – 5-7 years related real estate or property management experience; experience in the restaurant or retail industry preferred.
Skills/Knowledge/Abilities
• Strong oral and written English communication skills, negotiation, presentation and mathematical skills required.
• Must have demonstrated ability to effectively interact with real estate development community including developers, brokers and engineering professionals.
• Must be able to work remotely and autonomously and effectively communicate up, down and across the organization.
• Proficient knowledge of personal computers and Microsoft Office 365 (i.e., Word, Excel).
• Demonstrates integrity and ethical behavior.
Physical Requirements - Ability to speak/hear clearly in person and on the telephone. Ability to travel approximately 10% - 20% of time as business needs require. Ability to operate a computer keyboard.

The range for this position is $106,400 - $149,000 and is based on an employee located at our corporate headquarters in San Diego. If the candidate is hired in a different city to work remote, we will apply a geographic pay differential based on the cost of labor in the market in which the employee resides.
